Roof survey in OX17: how it works
People book a roof survey for all sorts of reasons. Some have spotted a stain or a slipped slate, others want a check before selling or after years without one. Whatever the reason, the survey works the same way: we inspect carefully and explain what we see in writing. Visits run on weekdays, Saturdays and Sundays, so it’s easy to find a day that suits. Typical surveys look at torn or sagging underlay and worn or blocked valleys, on flat roofs, ridges, hips and valleys and the roof space.
The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about one to two hours for most homes, depending on how many separate roofs there are.
- We help you choose a Basic, Standard or Premium Survey.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.

Roofs, chimneys and gutters across OX17
In OX17, our roof surveys work takes in owners, landlords and managing agents, from Banbury, Grimsbury and Drayton to the quieter places in between. Every report comes with photographs and written recommendations.
Autumn and winter storms across the South East find any loose slate, tile or ridge. In OX17, as elsewhere, exposed details are where damage shows first.
Banbury: For businesses in and around places such as Castle Quay Shopping Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Anyone responsible for a site like St Mary's Church of England Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.
Practical tips
Over many surveys, some simple habits stand out:
- Include dormers, porches and garages when you book
- Let us know about past leaks
- Take photos of any leaks as they happen
- Check the roof from the ground after storms
We email the report to you, with photos of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are explained in plain words.
After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Getting small faults fixed quickly keeps water out.
What affects the price in OX17
Our packages start from £150, including VAT. The price for your roof depends on:
- How tall the building is and how easy the roof is to see
- The shape of the roof and its details
- Whether you choose the Basic, Standard or Premium Survey
- The number of roofs, including extensions and garages
Prices start from £150, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and which survey you book.
What we need to know
There’s no need for technical words. Just tell us:
- Photos of the roof, taken safely from the ground or a window
- Any marks or damp showing indoors
- Why you want a survey: buying, a leak, a storm or new work
- The style of property, from a terrace to a block
Our phone lines are open seven days a week. For a price or to book, ring 07833 053749 or email us.
When you need someone else
We only report everything that’s safely in view on the day, so there are some things a survey can’t cover:
- The condition of the rest of the building (that’s a RICS home survey)
- Faults hidden behind ceilings or boarding
- Whether the roof structure meets design loads
Roof by roof
Concrete interlocking tiles
Ridge and verge mortar on concrete tile roofs can crack and fall away. We check for loose ridge tiles and missing mortar, as wind can lift them.
Clay plain and peg tiles
Tile-hanging on walls and dormer cheeks is checked as part of the roof where it’s relevant. Loose or missing tiles there let rain into the wall.
Landlords, agents and block managers in OX17
If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or send us an email.
An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.
Questions from OX17
What does a roof survey cost?
Roof survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.
Can you look at a roof that’s joined to next door?
Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.
Do you give a life expectancy for the roof?
Not as a figure. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.
How quickly will I get the report?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.
Do you cover OX17 for roof surveys?
Yes. We survey roofs in OX17 and the rest of Oxfordshire, as part of our work across London and the South East. To book, call 07833 053749 or send us an email.
Does someone need to be in?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
