About our gutter survey in Banbury
People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. Whoever books, we inspect and report in the same way, with photos and written recommendations. Visits can be on weekdays, Saturdays or Sundays. We survey downpipes, fascias and soffits and outlets and hoppers, and the problems we are asked to look at most are cracked or loose downpipes and water backing up from a hidden gutter.
Around Banbury, semis and terraces share chimneys, gutters and roof lines with the house next door. When a stack or gutter is shared, the problem may not be on your side alone. Shared parts are looked at as far as they can safely be seen from the property we are surveying. It helps to mention any shared stacks or gutters when you book.
We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

Your questions about gutter surveys in Banbury
Does a conservation area affect roof work in Banbury?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Can a landlord with a rental near Banbury station book a roof survey?
Of course. We just need to know who will give access, and we can send the report to you or your agent.
Can you give me structural calculations?
No. We note visible signs such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
Do you work in Banbury?
Yes. We survey roofs in Banbury and the rest of Oxfordshire, as part of our work across London and South East England. To book, phone 07833 053749 or send us an email.
Will I get photos?
Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.
Are hidden gutters like valleys and box gutters included?
Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Some may only be partly visible, and the report says so.
Can a gutter survey explain damp on my walls?
We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We can’t see inside walls, so we report on what’s visible.
Before and after the survey
You don’t need to be a roofer to help. What helps most:
- Check the loft with care after heavy rain
- Watch for green marks down the brickwork
- Book gutter clearing once a year, more often near trees
- Keep climbers away from the eaves
Landlords and managing agents can keep the report with the building’s records and use it to plan upkeep. The photographs help when you explain the work to others.
Deal with drips, sags and loose downpipes early. Left alone, they normally grow and spilled water harms brickwork and woodwork.
The survey, step by step
The visit has one job: to see as much of the gutter as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit normally takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. A survey in Banbury needs access inside and out, including the loft hatch and any rooms with damp. Mention gates, side passages and anything at the back. Weekday and weekend visits are available.
- We start by hearing about any drips, overflows or damp patches.
- We look along the gutters, downpipes and fascias from the ground and from windows.
- Valley, parapet and box gutters are inspected as far as they can safely be seen.
- Where the loft can be reached safely, we check it for staining or damp.
- The findings are written up with photos and recommendations.
Before the survey
- For flats, make sure roof access has been agreed
- Let us know about parking near the property
- If it is not your property yet, arrange access through the agent

Advice
Landlord and commercial surveys in Banbury
Businesses and commercial landlords can book us too. Bigger roofs take more time, so they’re priced to suit.
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the visit with that in mind.
Gutter surveys in Banbury: local notes
The wider area around Banbury has a long history of building, with Broughton Castle about 2.5 miles south-west. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Homes near green spaces like People's Park can get more leaves in their gutters in autumn. Take an older house close to Saint Paul's: its chimney, valleys and lead work are likely to be the parts that need attention first.

What we are asked to look at in Banbury
Lots of tiled and slate roofs carry moss, and heavy rain washes clumps of it into the gutters. With grit from the coverings, it forms a thick sludge that holds water in the gutter and gives plants somewhere to grow.
A survey makes sense if you’ve noticed:
- Water backing up from a hidden gutter
- Fascia boards damaged by overflowing water
- Sagging gutters and loose brackets
- Leaking or loose downpipes
Anyone responsible for a site like St Mary's Church of England Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
Before booking any roof surveyor
- What happens after the report arrives
- Will they check the loft as well as the outside?
- Are they insured for the work?
- How long the report takes to arrive
How we price gutter surveys
What a survey costs depends on the time and equipment it needs. That comes down to:
- Roof area
- The package you choose: Basic, Standard or Premium
- The use of thermal imaging or a drone
- The shape of the roof and its details
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 including VAT. We’ll tell you which package suits the questions you have.
Getting in touch
If you can, have these to hand when you contact us:
- What kind of property and roof it is
- How the loft is reached, if there is one
- When you need the report by
- Where water is showing inside, if it is
Once you know what you need, ring 07833 053749 or use the contact form. From there it is a case of choosing a package, agreeing the price and fixing a day.
Can I check my roof myself?
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where applicable.
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.
