Gutter survey in Woodstock
Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason, with photos and written recommendations. We survey on weekdays and at weekends. If you’re worried about brackets that have dropped or snapped and cracked or loose downpipes, a survey will tell you what’s going on.
Around Woodstock, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below. It’s the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.
The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

How the survey works
Every roof is different; as a rough guide, the survey takes about 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. You’re welcome to ask questions while we are there. Some parts of a survey depend on the weather, so a visit to Woodstock is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.
- We start with what you’ve noticed, like damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- The loft space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.

Woodstock questions
Can a landlord with a rental near Hanborough station book a roof survey?
Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
How do I find out if my home in Woodstock is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
What’s the price of a gutter survey?
Our price is from £150, including VAT. The size of the property and the access affect the price. For a price, phone 07833 053749 or email us.
How soon will I get the report?
Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, let us know when booking.
Can a gutter survey explain damp on my walls?
Leaking gutters and downpipes are a common cause of damp walls, and we check for exactly that. If the evidence points elsewhere, we will say so as far as we can tell from what’s visible.
Does someone need to be in?
Not necessarily. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.
Do you check valley and parapet gutters?
Yes. These gutters frequently cause leaks indoors when they block, so they’re an important part of the survey. Parts of them may not be visible, and the report says so.
Useful tips for Woodstock property owners
There is plenty you can do without going near the roof. What helps most:
- Watch ceilings under valley gutters for fresh marks
- Have gutters cleared at least once a year
- Note any damp stains below the gutters
- Check that downpipes are firmly fixed to the wall
Landlords and managing agents can keep the report with the building’s records to help plan maintenance. The photographs help when you explain the work to others.
Deal with drips, sags and loose downpipes early. They tend to get worse, and the water they spill can damage walls and timber.
Do you need a gutter survey in Woodstock?
Overflowing gutters in a downpour are a common reason to book. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. A survey helps show where the water is coming from before it causes more harm.
It’s worth booking a survey if you’ve seen:
- Gutters full of debris and silt
- Valley or box gutters that overflow inside
- Gutters overflowing in heavy rain
- Rotten fascias or stained soffits
The streets around a church such as Church of St Mary Magdalene are frequently among the oldest in a place, and if your house is among the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.
Before booking any roof surveyor
- When you will get the report
- Whether the loft space is looked at, where there is one
- Whether any drone flown is registered with the CAA
- Their insurance cover
Why it is worth a survey now in Woodstock
A gutter clear-out takes the leaves away, but it does not tell you why a gutter overflows. We also check the falls, joints, brackets, outlets and downpipes, so you know whether there is more to it. In a smaller place like Woodstock, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Wind gets under it and lifts more.
Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and which survey you book.
What you get with us
- A written report with photos
- A sub-250g drone, flown with a CAA Flyer ID and Operator ID
- 98% customer satisfaction
- Drone and thermal imaging surveys available

Gutter surveys around Woodstock
Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around Woodstock has a long history of building, with Blenheim Palace about 0.8 miles south-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
If you own a rental within reach of Hanborough station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For site and facilities teams at buildings like Woodstock Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Should I look at the roof myself first?
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking, as it helps us focus the survey.
