Pre-purchase roof surveys for homes and businesses in Woodstock
The best time to book is once your offer has been accepted and before you exchange contracts. That is when the findings are most useful, while you’re not yet committed. Visits run on weekdays and at weekends, which helps when a sale is moving quickly. The report comes within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We’re frequently asked to look into gutters that overflow or drip at the joints and sagging ridge lines or uneven roof slopes, across natural slate, flat-roofed extensions and dormers and clay and concrete tiles.
Bungalows, chalet bungalows and older cottages are common in smaller places like Woodstock, and many have been extended or had dormers added. Low roofs are easier to see from the ground, but dormer cheeks, valleys and flat-roofed additions still need close attention. The same goes for a purchase or a new roof around Woodstock. Lead around a dormer and the edges of a flat roof are common places for snags and wear alike.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Common questions in Woodstock
Will you come out to Woodstock?
Yes. Woodstock is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when booking.
Does a conservation area affect roof work in Woodstock?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
How many surveys have you done?
We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.
What’s the best way to book?
To arrange a survey, ring 07833 053749 or use the contact form and let us know the address and what you’d like to know. We will confirm the price and find a day that suits.
Is this the same as a RICS Level 2 or Level 3 survey?
No. It is a roof survey by an experienced roof surveyor, and you get a written report with photos. It does not cover the rest of the property, which a RICS survey does.
What if it rains on the day?
Light rain is typically fine; heavy rain and wind are different. In strong wind or a downpour, a drone can’t fly and access may not be safe, and we’d agree another day.
Can I use the report to negotiate on price?
Yes. You might ask for work to be done, ask questions or ask for a change to the price. What the seller agrees to is their decision.
Different roofs, different checks
Flat roofs
Many homes have a flat roof somewhere, often over an extension. Felt often lasts around 15 to 20 years, EPDM rubber 30 to 50 and GRP up to about 30. We look for signs of age and failure.
Gutters and parapets
The rainwater system keeps water off the walls. We check for blockages, leaking joints and sagging runs, along with fascias and soffits.
Local roofs and buyers in Woodstock
With Blenheim Palace about 0.8 miles south-west, Woodstock sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.
If you own one of the older houses in the streets near Church of St Mary Magdalene, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

What we do, step by step
A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It usually takes an hour or two at a typical home; commercial roofs usually need 3–4 hours. Parking around Woodstock is usually easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can frequently be seen well from ground level, and the loft shows the rest.
- We help you pick the package that suits the property.
- A date is booked on a weekday, Saturday or Sunday.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.
Before the survey
- Check pets are kept safely away
- Buyers: confirm access with the estate agent or seller
- Jot down any questions you want answered

When you need someone else
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Whether timbers meet design loads
- Anything beyond the roof, which a full home survey covers
Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you. What a survey covers and does not.
What we look at
- Lead flashings and valleys
- Natural slate
- Gutters and downpipes
- Flat-roofed extensions and dormers
- Clay and concrete tiles
- Chimney stacks
- The roof space
Do you need a pre-purchase roof survey in Woodstock?
Asbestos was banned in UK construction in 1999. It’s frequently found in cement sheets, soffits and flue pipes. We don’t carry out asbestos surveys, but we flag materials that might and suggest a specialist asbestos surveyor checks them before work starts.
These are some of the problems a survey can pick up:
- Blistered or split felt on a flat roof
- Slates or tiles that have slipped or gone
- Old water stains in the roof space
- Loose pots and cracked flaunching
Landlords with a home close to Hanborough station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.
Questions to ask before booking
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- How long the report takes to arrive
- What happens after the report arrives
- Will they check the loft as well as the outside?
What a survey costs
We confirm the price for your survey before you book. These are the things that affect it:
- If the survey needs thermal imaging or a drone
- Extra roofs, like extensions, dormers or garages
- Features like valleys, chimneys, dormers and parapets
- The height of the building and how the roof can be seen safely
Prices quoted always include VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.
What to let us know when you get in touch
The more you tell us, the easier it is to price the survey. When you contact us, it’s useful to mention:
- Whether there’s a loft hatch, a shared roof or tricky access
- When you need the report by
- Pictures from the garden or a window, if you have them
- The type of building and roof, like pitched or flat
Every survey is priced before it’s booked, so you know where you stand. Pre-purchase roof survey starts from £150, including VAT. To book, ring 07833 053749 or use the contact form.
