Pre-purchase roof surveys near Thrupp

How it works

After the inspection, everything we found is written up in a report with photos, emailed to you. On timing, most surveys take roughly 1–2 hours at most homes, and about three to four hours for a commercial roof. Cottages and farmhouses around Thrupp often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. You book once your offer is accepted and let us know the address and your timetable.
  2. We arrange access with you, the agent or the seller.
  3. The roof is inspected from every safe viewpoint, inside and out.
  4. Each part of the roof is examined and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

About our pre-purchase roof survey in Thrupp

A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. We don’t offer a RICS home survey, and ours isn’t a substitute for one. What it adds is a closer look at the roof alone, with photos of what we find and written recommendations. The two sit side by side. If you are worried about blocked or leaking gutters and ponding, blisters or splits on a flat roof, a survey will tell you what’s going on, on the roof space, natural slate and chimney stacks alike.

Somewhere as small as Thrupp, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Can I check my roof myself?

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book, as it helps us focus the survey.

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

What we cannot see

In fairness, there are limits to any roof survey:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Defects hidden under coverings or inside walls without opening up
  • How a seller will respond, or what the house is worth

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you before booking. What our survey covers.

What this survey covers

  • Gutters and downpipes
  • Clay and concrete tiles
  • Natural slate
  • Flat-roofed extensions and dormers
  • Chimney stacks
  • The roof space
  • Lead flashings and valleys

What affects the cost of pre-purchase roof surveys

All our prices include VAT. What changes the price is:

  • The use of thermal imaging or a drone
  • How tall the building is and how easy the roof is to see
  • Features like valleys, chimneys, dormers and parapets
  • Extra roofs, like extensions, dormers or garages

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

Booking your survey

Here’s what helps us most when you contact us:

  • Any stains, drips or damp patches you’ve seen indoors
  • Whether there is a loft hatch, a shared roof or tricky access
  • Pictures from the garden or a window, if you have them
  • What made you get in touch

If you have photos of the roof, send them over. Take them safely from the ground or a window, and please don’t climb up for a closer look. To get started, phone 07833 053749 or email us.

What a pre-purchase roof survey looks like in Thrupp

Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. About 2.5 miles west lies Blenheim Palace, a reminder of how long the area around Thrupp has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

If you let a flat or house near Oxford Parkway station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. If your house is among the older ones in the streets near Church of Holy Cross, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Thrupp is about 7 miles north-west of Oxford, in Oxfordshire. Surveys in Thrupp work the same way as everywhere we cover: a close look at whatever is safely visible, photographs and a clear written report. We cover towns and villages across Oxfordshire. For surveys nearby, see our Oxford page.

Thrupp questions

Is my home in Thrupp listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Thrupp within the area you cover?

Yes, Thrupp is covered. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

Is your roof survey a RICS survey?

No. It’s a roof survey by an experienced roof surveyor, and you get a written report with photos. It is not a RICS survey and does not cover the rest of the house.

Do you survey roofs on blocks of flats?

Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Do you inspect the roof from on top?

Only where it’s safe. We also inspect from ground level, upper windows and the roof space, and a drone is part of the Premium Survey where applicable.

Is this an asbestos survey?

No. We don’t sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.

Does someone need to be in?

Not always. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.

Roof by roof

Flat roofs

Repeated coatings on a flat roof can mask what’s underneath. We record what we can see and say where a closer look is needed.

Clay and concrete tiles

Clay and concrete tiles commonly last 50 years or more. We check for slipped, cracked and missing tiles, and for mismatched replacements that point to past repairs.

Practical tips

You do not need to be a roofer to help. Here’s what helps most:

  • Watch for stains or fresh paint on ceilings below the roof
  • Book once your offer is accepted
  • Give your solicitor a copy of the report
  • Ask for loft access on the day

We email the report to you, with photos of each finding. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each defect is explained in plain words, and recommendations are ranked by urgency where that helps.

Look in the loft now and then, with care and a good torch. Watch for stains, damp timbers and chinks of daylight. Photos help if you later need a roofer or another survey.
