Pre-purchase roof survey in Headington Quarry

With a written roof report, you can go back to the seller or agent with specifics. You might ask about past repairs, ask for work to be done before completion or think again about your offer. We can’t say how a seller will respond, but you’ll be asking from facts rather than guesses. It also helps you decide whether to go ahead at all. If you are worried about patch repairs that may hide an ongoing problem and gaps where slates or tiles have come loose, a survey will tell you what’s going on.

Bungalows, chalet bungalows and older cottages are common in smaller places like Headington Quarry, many of them extended or given dormers over the years. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. The same goes for a purchase or a new roof around Headington Quarry. Snags and wear both tend to show at dormer lead work and along flat-roof edges.

Where we can’t see part of the roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

What this survey can’t tell you

It is useful to know what a survey will not do before you book:

  • The condition of the rest of the house (that is a RICS home survey)
  • Structural calculations (that is a structural engineer’s job)
  • Whether the price should change, which is between you and the seller

If you are not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.

What this survey covers

  • The roof space
  • Lead flashings and valleys
  • Natural slate
  • Flat-roofed extensions and dormers
  • Gutters and downpipes
  • Clay and concrete tiles
  • Chimney stacks

Buying a home or a new roof in Headington Quarry

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

If yours is one of the older homes in the streets near Holy Trinity Church, the roof may have had decades of patch repairs, and the survey shows where they are. Landlords with a home close to Oxford station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full. Holywell Manor lies about 2 miles west, so building around Headington Quarry goes back a long way. If you’re buying an older home nearby, it is worth knowing whether it is listed or in a conservation area before you plan any re-roofing.

Rented homes, blocks and businesses

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, and they’re priced for the size.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

How we price pre-purchase roof surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • The type of building, from a house to a block or an office
  • Roof area
  • The height of the building and how the roof can be seen safely
  • The shape of the roof and its details

Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and the package you choose.

Getting in touch

Some details help us point you to the right survey and price. When you contact us, let us know:

  • Pictures of the roof from a safe spot, if you have them
  • The property’s address and postcode
  • Why you want a survey: buying, a leak, a storm or new work
  • Any deadline, such as an exchange date

Photos help, if you have them. Take them safely from the ground or a window, and please do not climb up for a closer look. To send them or to book, phone 07833 053749 or use the contact form.

How it works

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey usually takes between one and two hours on an ordinary house, and about three to four hours for a commercial roof. A visit to Headington Quarry is planned like any other: the time, the access and where to park are agreed ahead of time. Weekday and weekend visits are both possible. Let us know about any garages, outbuildings or extensions you want included.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. You get a written report with photos and recommendations before you exchange.

Before we arrive

  • Keep pets in another room
  • Have any questions written down, so nothing gets missed

Advice

Should I look at the roof myself first?

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.

How the survey changes by roof type

Flat roofs

Ponding, blistering, splits and worn upstands are the usual warning signs. We check outlets too, since a blocked one leaves water sitting on the roof.

Chimney stacks

Leaning stacks, loose pots and eroded mortar are common findings. We photograph them so you can raise them before exchange.
