Landlord roof surveys in Headington Quarry

Landlord roof survey in Headington Quarry

Shared roofs on blocks, converted houses and terraces raise their own questions. We check the roof from each safe vantage point, including from the loft space and the flats where access is arranged. The report records the condition of each part giving all parties the same information. Where neighbours share the roof, we can only inspect what we’re given access to. If you’ve noticed splits and blisters in flat roof coverings and loose ridge or hip tiles, we can find out what’s behind it, on blocks of flats, rented houses and gutters and downpipes alike.

Houses in smaller places like Headington Quarry can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. A proper look shows whether anything has started to loosen before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photograph. You’ll see the good as well as the bad.

What we do, step by step

On the day, we start by asking what you’ve noticed and what you’d like to know. After that, we check everything we can see safely. Most surveys take about one to two hours on an ordinary house, and more on a big or complicated roof. Being in a smaller place like Headington Quarry doesn’t change how the visit works: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. We start with what you know about the building and its history.
  2. We confirm the access we’ll need.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Before the survey

  • Make sure we can get to the back of the property
  • Dig out any old roof reports or invoices
  • For flats, make sure roof access has been agreed

Arrange a survey

Advice

Landlords, agents and block managers in Headington Quarry

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Headington Quarry questions

Can a landlord with a rental near Oxford station book a roof survey?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Is my home in Headington Quarry listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do I have to be there for the survey?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when you book.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first. Tell us about it as you book and we’ll explain what’s needed.

Will you go up on the roof?

Only when it’s safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and anything out of sight is recorded in the report.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

Can you tell me if my roof has asbestos?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Landlord roof surveys around Headington Quarry

With Holywell Manor about 2 miles west, Headington Quarry sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you own one of the older houses in the streets near Holy Trinity Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For landlords with property near Oxford station, a roof report helps you deal with small faults before they turn into a call from a tenant. Homes near green spaces like Bury Knowle Park can get more leaves in their gutters in autumn.

Can I check my roof myself?

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Different roofs, different checks

Flat roofs on blocks and rear additions

Outlets on flat roofs block easily, and standing water follows. They’re checked during the survey.

Roof spaces and lofts

On blocks, the roof space may be reached through a flat or a communal hatch, so it needs arranging.

Why act early in Headington Quarry

Defects caught early can often be dealt with as planned work. Left until it leaks, a roof can damage ceilings and tenants’ belongings and force rushed work. Around Headington Quarry, a leak in an older house can soak into timbers and plaster, which is far harder to put right than the roof fault itself.

Prices quoted always include VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

What we cannot see

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Walls, floors and services beyond the roof
  • Confirming asbestos in older roof materials
  • Parts of the roof we cannot safely see or access

If in doubt, ring 07833 053749 or drop us an email and we will recommend the right survey. The full list of what we check.
