About roof surveys in OX3
Many homes have several roofs, not just one. Rear extensions, dormers, porches and garages often have flat roofs in felt, EPDM rubber, GRP or asphalt. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. A flat roof typically wears out sooner than a pitched one, so they deserve a careful look. A felt roof frequently lasts around 15 to 20 years, and GRP up to about 30. We survey chimney stacks, clay and concrete tiles and natural slate, and people most frequently book us about slipped, cracked or missing slates and tiles and debris building up in roof valleys.
A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, take photos as we go and make notes for the report. It normally takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- You let us know about the property and any concerns.
- A visit is booked for a weekday or a weekend.
- The roof is inspected from the ground, windows, the loft and the roof itself where it is safe.
- Every part of the roof is checked and photographed.
- We email a written report with photos and recommendations.

Homes and roofs across OX3
Across OX3, we survey roofs for owners, landlords and agents, from Oxford, Headington Quarry and Headington to the quieter places in between. Each report sets out what was seen, with photographs and recommendations.
London and the South East mix slate and clay tile roofs on older homes with concrete tiles on many later ones. Each roof in OX3 is checked with its age and materials in mind.
Headington Quarry: Trees in and around Bury Knowle Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. Historic houses such as Holywell Manor, about 2 miles west, show how far back building around Headington Quarry goes. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is.
What this survey can’t tell you
We only report whatever is safely visible on the day, so some things are outside what a survey can do:
- A full building survey of the property
- A promise that the roof won’t leak in future
- Faults hidden behind ceilings or boarding
Practical tips
From years of surveys, a few habits stand out:
- Photograph stains when they appear
- Ask about a flat roof on an extension or garage too
- Mention any damp patches when booking
- Clear the loft hatch area before we arrive
Where it helps, we say which items are urgent. Some faults need dealing with soon, while others can wait for planned work. That helps you decide what to do first.
Check the loft now and then, with care and a good torch. Look for water marks, damp wood and chinks of light. Photograph anything new.
Why act early?
Hidden gutters and valleys can fail without warning. When they do, water comes straight into the house. We check them before they cause trouble.
What to check before booking
- What they will not be able to tell you
- Their track record with similar roofs
- Is there a chance to talk the report through?
- Whether the price includes VAT
Rented homes, blocks and businesses
Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer, and they’re priced for the size.
Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.
Different roofs, different checks
Chimney stacks
Our chimney check is a visual inspection of the stack, and it isn’t a flue or gas safety check. If a specialist is needed, we’ll say so.
Natural slate
Slate is common on older homes in London and South East England. Widespread slipping usually points to corroded nails, and we say how widespread it looks.
FAQs for OX3
Do you carry professional indemnity insurance?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
What do you check on a roof survey?
Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.
How experienced are you?
We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.
Can you survey a roof I share with a neighbour?
Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.
Does a roof survey replace a structural engineer?
No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It does not include structural calculations, which need an engineer.
Will you climb onto the roof?
Only when it’s safe. We also use views from the ground, windows and the loft space.
Can you check whether my roof contains asbestos?
No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.
