Roof surveys across OX14: what to expect

We inspect whatever is safely visible: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it is safe. The Premium Survey adds thermal imaging and, where applicable, a drone, for roofs that are hard to see well. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. We survey chimney stacks, natural slate and clay and concrete tiles, and common reasons people get in touch are worn or blocked valleys and ridge tiles that have lifted or moved.

When we arrive, we start by asking what you’ve noticed and what you want to find out. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where applicable. The survey usually takes about 1–2 hours for most houses, or half a day or so for a commercial building.

  1. We start by hearing what you’d like checked and why.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Homes and roofs across OX14

Homes across OX14 range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Sooner or later, every roof needs its gutters, flashings and coverings checked, wherever they are in OX14.

London and South East England mix slate and clay tile roofs on older homes with concrete tiles on many later ones, and flat-roofed extensions and dormers are common everywhere. Each roof in OX14 is checked with its age and materials in mind.

Abingdon-on-Thames: Historic houses like Clifton Hampden Manor, about 3.5 miles south-east, show how far back building around Abingdon-on-Thames goes. On a period home nearby, the survey separates sound original work from tired later repairs. For site and facilities teams at buildings like St Nicolas Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Rented homes, blocks and businesses

Where a roof is shared: we need access agreed with the freeholder or managing agent. Mention it when you contact us and we will plan the visit with that in mind.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

What affects the cost of roof surveys

When we price a survey, we consider:

  • The type of building, from a house to a block or an office
  • Whether thermal imaging or a drone is needed
  • Chimneys, valleys, parapets and other details
  • How big the roof is

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

Getting in touch

Before you get in touch, it helps to have:

  • The style of property, from a terrace to a block
  • Your postcode, so we can check access and travel
  • Whether there is a loft hatch, a shared roof or tricky access
  • Any photos you have, taken from the ground or a window

When you are ready to go ahead, call 07833 053749 or email us. We will suggest a package, agree the price and find a date.

Should I look at the roof myself first?

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.

Useful tips for OX14 property owners

A survey works best with a little help from you, before and after. Tips:

  • File the report with your home documents
  • Include dormers, porches and garages when booking
  • Gather any paperwork for past roof work
  • Stay off ladders and the roof

The recommendations are prioritised by urgency where relevant. Some things need prompt attention, others can be planned for. It makes the next steps much clearer.

Do not block the vents at the eaves. A stuffy loft collects condensation, and it can wet timbers and insulation. Check insulation does not block the airflow at the eaves.

How the survey changes by roof type

Concrete interlocking tiles

On low-pitched roofs, the laps and fixings of interlocking tiles matter. Lifted or cracked tiles are noted, particularly at the verges and ridge.

Natural slate

Inside the loft space, we check what’s under the slates. Older roofs may have bitumen felt underlay, and very old roofs none, and we note its condition.

OX14 questions

How soon is the report ready?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It is emailed to you.

Do you test for asbestos?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you when you book.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

How much does a roof survey cost in OX14?

Roof survey starts from £150, including VAT. You will know the exact price before booking, based on the roof’s size, access and package. To get a price, phone 07833 053749 or use the contact form.

If there’s a loft and safe access to it, yes. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.
