How the survey changes by roof type

Lead flashings and valleys

Flashings and valleys are where many leaks start. They get particular attention in every survey.

Natural slate

Inside the loft space, we check what’s under the slates. There may be old felt underlay, or none at all on very old roofs, and we note its condition.

Roof survey in Drayton: what you get

Our report is written in plain English, not jargon. Each defect is described with photos and a recommendation, and we rank them by urgency where that helps. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Each report is emailed to you. We survey ridges, hips and valleys, chimney stacks and flat roofs, and the problems we are asked to look at most are ridge tiles that have lifted or moved and gaps in the roof where coverings have gone.

Around Drayton, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes often need the most attention, and the fixings under the coverings matter too. Nails and battens under older coverings frequently give out before the slates or tiles themselves.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Useful tips for Drayton property owners

From years of surveys, a few habits stand out:

  • File the report with your home documents
  • Watch for slipped slates after bad weather
  • Leave roof access to professionals
  • Mention any damp patches when booking

Where it helps, we say which items are urgent. Some things need prompt attention, others can be planned for. That helps you decide what to do first.

Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.

Drayton homes and their roofs

Historic houses such as Clifton Hampden Manor, about 4.4 miles east, show how far back building in the area around Drayton goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you let a flat or house near Appleford station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take a building like Drayton Community Primary School: large buildings have long gutter runs and big roofs that need checking like any other. Take an older house close to Church of Saint Peter: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Questions from Drayton

Is Drayton within the area you cover?

Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

How do I find out if my home in Drayton is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How do I book a survey in Drayton?

It’s easiest to phone 07833 053749 or drop us an email. Let us know the address and a little about the roof, and we’ll take it from there. Surveys run on weekdays and at weekends.

How long does the visit take?

It typically takes about 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Will you climb onto the roof?

Only where it’s safe to do so. We also inspect from the ground, from windows and vantage points, and from the loft. The Premium Survey adds a drone where it applies.

Can you survey a roof I share with a neighbour?

Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are looked at from your side.

How many surveys have you done?

We’ve completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

How the survey works

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes roughly 1–2 hours for a house; commercial roofs usually need 3–4 hours. In a smaller place like Drayton, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can frequently be seen well from ground level, and the loft shows the rest.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

DIY checks: what’s safe

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

Why get it checked now?

A small roof defect usually gets bigger. A single gap lets water onto the timbers underneath, and wet timber starts to decay. Finding it early keeps the work smaller. Around Drayton, a leak in an older house can soak into timbers and plaster, and that’s a much bigger job than the original defect.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We’ll give you the figure before anything is booked.
