How a roof survey works in Sutton Wick

A roof survey tells you what condition your roof is in, before small faults become big ones. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, and the loft space where there is safe access. The report sets out what we found, with photos and recommendations. Where it helps, we say which items are urgent and which can wait. If you’re worried about debris building up in roof valleys and crumbling chimney pointing or cracked flaunching, a survey will tell you what’s going on, whatever the roof.

Some older homes in villages like Sutton Wick are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Why it’s worth a survey now in Sutton Wick

Many roofs go years without anyone looking at them closely. Our report gives you a record of how the roof is today, which makes later changes easy to spot. In a small place like Sutton Wick, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Our price is from £150, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and which survey you book.

FAQs for Sutton Wick

Is Sutton Wick within the area you cover?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Is my home in Sutton Wick listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

How do I arrange a roof survey in Sutton Wick?

The quickest way is to ring 07833 053749 or send us an email. Tell us the address and a little about the roof, and we’ll take it from there. We survey on any day of the week.

Do you go up on the roof?

Only when it is safe. We also use views from ground level, windows and the roof space.

Can you survey in bad weather?

It depends on the weather and the survey. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years, across London and South East England.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. Roofs over flats are frequently shared, so the building owner or managing agent needs to agree access. We can only inspect what we are given access to.

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

Tips from our surveys

Here are a few things we’d tell any owner, before and after a survey:

  • Photograph stains when they appear
  • Stay off ladders and the roof
  • Find records of any re-roofing or repairs
  • Check the roof from ground level after storms

Premium comes with a follow-up after 12 months. It helps you see whether anything has changed, and whether work has done its job.

Check the loft now and then, with care and a good torch. Look for water marks, damp wood and chinks of light. Take photos of anything that changes.

How we price roof surveys

What a survey costs depends on the time and equipment it needs. That comes down to:

  • How tall the building is and how easy the roof is to see
  • Chimneys, valleys, parapets and other details
  • Roof area
  • Whether you choose the Basic, Standard or Premium Survey

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

What we need to know

When you call or email, these details help:

  • Whether there’s a loft hatch, a shared roof or tricky access
  • Any marks or damp showing indoors
  • Where the property is, with the postcode
  • Any deadline, such as an exchange date

Every survey is priced before it’s booked, so you know the cost up front. Our price is from £150, including VAT. To book, ring 07833 053749 or send us an email.

The survey, step by step

The visit normally starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. All told, expect about 1–2 hours at a typical home, and longer for a large or complex roof. Somewhere as small as Sutton Wick, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start by hearing what you’d like checked and why.
  2. A visit is booked for a weekday or a weekend.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. We email a photo-illustrated written report and recommendations.

Before the survey

  • Move anything stored under the loft hatch
  • Make a note of anything you’d like us to look at
  • Mention any parking restrictions on your street

Booking a survey

A quick phone call is usually the easiest start: phone 07833 053749 or use the contact form, and we’ll ask about the building and what you need. The price is agreed before a date is set.

Roof surveys in Sutton Wick: local notes

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the covering helps explain which parts of a roof are likely to need work first. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

On a period home nearby, the survey separates sound original work from tired later repairs. The streets around a church like Church of Saint Peter are frequently among the oldest in a place, and if yours is one of the older homes nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. What we look for on each type of roof

Clay plain and peg tiles

Clay tiles are common on older South East homes. When pegs or battens rot, tiles slip.

Lead flashings and valleys

Many older houses have lead in their valleys and hidden gutters. Worn or split lead lets water straight in, and lead is a target for theft.
