Roof surveys for homes and businesses in Burcot
People book a roof survey for all sorts of reasons. Some have spotted a stain or a slipped slate, while others just want to know where they stand. Whatever the reason, the survey works the same way: a careful look, then a clear written report. We survey on weekdays and at weekends, so finding a time is rarely difficult. We survey clay and concrete tiles, ridges, hips and valleys and lead flashings, and people most often book us about water stains on rafters and ceiling joists and slipped, cracked or missing slates and tiles.
Somewhere as small as Burcot, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

When you need someone else
In fairness, there are limits to any roof survey:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- A full building survey of the property
- Faults hidden behind ceilings or boarding
If you are not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer. What our survey covers.
Roof types and parts we check
- Ridges, hips and valleys
- Natural slate
- Clay and concrete tiles
- Flat roofs
- Lead flashings
- Chimney stacks
- The roof space
When to book a survey in Burcot
Weather is the main thing that wears a roof down. Strong gusts work at anything that isn’t firmly fixed, while rain gets into every gap. What starts as one slipped slate can become a leak.
Signs worth acting on include:
- Ridge tiles that have lifted or moved
- Flashings that have come away from the wall
- Ponding, splits or blisters on flat roofs
- Debris building up in roof valleys
For an older house near a landmark such as Saint Mary and Saint Berin, its chimney, valleys and lead work are likely to be the parts that need attention first.

Chimney stacks
Water that gets into a stack can show as damp in the rooms below. We look for the likely route in.
Clay plain and peg tiles
Clay tiles are common on older South East homes, and some have Kent peg tiles held by pegs. Rotten pegs and battens let tiles move, leaving gaps along the courses.

Burcot questions
Is Burcot within the area you cover?
Yes. Burcot is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.
How do I find out if my home in Burcot is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
What’s the best way to book?
It’s easiest to phone 07833 053749 or drop us an email. Give us the address and some details about the roof, and we will recommend the right survey. We survey on any day of the week.
Do you carry professional indemnity insurance?
Every survey is covered by professional indemnity and public liability insurance, and details are available on request.
Is a roof survey the same as a structural survey?
No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It isn’t a structural engineer’s report and doesn’t include calculations.
What does a roof survey include?
Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where applicable.
Do you look in the loft space?
If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.
Roofs, chimneys and gutters in Burcot
About 1.2 miles west lies Clifton Hampden Manor, a reminder of how long the area around Burcot has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.
Trees in and around Nuneham Courtenay shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. Anyone responsible for a site like Abbey Woods Academy will know that large buildings have long gutter runs and big roofs that need checking like any other.

DIY checks: what’s safe
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.
What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in.
How it works
Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, take photos as we go and record our findings for the written report. Most visits take about 1–2 hours at a typical home, and more on a big or complicated roof. For a village or hamlet like Burcot, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.
- We help you choose a Basic, Standard or Premium Survey.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.
Before the survey
- Point out any leaks or damp patches
- Leave side gates unlocked
- Gather any invoices or paperwork from past roof work
