Common roof problems in Burcot

Stacks that were used for open fires for many years can weaken from the inside. Flue gases and damp can break down the mortar, sometimes more on one side than the other, which is one reason stacks start to lean.

Common reasons to book include:

  • Flashings pulling away from the stack
  • Disused chimneys trapping moisture
  • Gaps in the mortar around the pots
  • Signs that a stack is leaning

Homes near green spaces such as Nuneham Courtenay can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.

Before you book any roof surveyor

  • What the report includes, and whether it has photos
  • Whether the loft space is looked at, where there is one
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Is VAT included in the price?

What to expect from a roof survey

Chimney surveys for homes and businesses in Burcot

Many homes have chimneys that are no longer used. Even when it isn’t used, a stack has to stay weathertight. Capping a stack without ventilation can trap moisture and lead to damp inside. We check how redundant stacks have been capped and look for damp in the chimney breasts. You get photos of each stack and our recommendations. If you’ve noticed damp on a chimney breast inside and redundant stacks capped without ventilation, a survey will tell you what’s going on, whatever the roof.

Somewhere as small as Burcot, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s typically the chimneys and lead flashings that need work first.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What we do, step by step

The visit typically starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. In total, it takes about one to two hours at most homes, and about three to four hours for a commercial roof. Cottages and farmhouses around Burcot frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.

  1. You tell us whether any stacks are shared, unused or leaning.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

What we can’t see

In fairness, there are limits to any roof survey:

  • Whether a gas appliance or its flue is safe
  • What’s inside the brickwork or behind render, without opening up
  • Hidden sides of a shared stack

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What a survey covers and doesn’t.

FAQs for Burcot

Can a landlord with a rental near Culham station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or send us an email with the address and what you need, and we’ll talk through which survey suits.

Is my home in Burcot listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

My chimney looks like it is leaning. What should I do?

Have it checked rather than leaving it. Stacks can lean when mortar on one side breaks down. The survey records what we can see, and a structural engineer can assess whether it needs work.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

How soon will I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.

Do you inspect the flue?

No. A flue inspection, sweep or gas safety check is a separate job. We check the structure and weathering of the stack and any damp, and we’ll say if anything suggests the flue needs checking.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Should I look at the roof myself first?

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Rented homes, blocks and businesses

If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, ring 07833 053749 or use the contact form with the addresses.

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, and they’re priced for the size.

Roofs, chimneys and gutters in Burcot

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. About 1.2 miles west lies Clifton Hampden Manor, a reminder of how long the area around Burcot has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

If you live in an older home near Saint Mary and Saint Berin, its chimney, valleys and lead work are likely to be the parts that need attention first. For landlords with property near Culham station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Tips that help

You don’t need to be a roofer to help. What helps most:

  • Ask for ventilated caps on redundant stacks
  • Check your stacks from ground level after strong winds
  • File photos of the stacks with your home records
  • Check fixings on the stack are secure

Many people use the report to get quotes for the work. With the same list in front of each contractor, comparing quotes is simpler.

Look at your chimneys from ground level now and then, especially after strong winds. With binoculars, you can often see cracked flaunching or lifted lead.
