Chimney surveys across Oxfordshire: what to expect

Chimney stacks take more weather than almost any other part of a house. In time, flaunching cracks, mortar washes out and flashings come loose. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. We record what we find with photographs and recommendations. We survey lead flashings, chimney pots and cowls and brick chimney stacks, and common reasons people get in touch are unused flues sealed without airflow and flaunching that has broken away.

Safety comes first on every visit. We inspect what can be seen safely, and if part of the roof can’t be seen, the report says so. The survey typically takes about one to two hours at a typical home, with bigger or more complicated roofs taking longer.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. We check the roof around each stack, including the flashings.
  3. We check the flaunching and pots on every stack.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

Chimney surveys across Oxfordshire: local notes

Owners across Oxfordshire, from Oxford, Banbury and Didcot to the villages, book us to find out where their roof stands. Small faults, caught early, are far easier to deal with.

Our area takes in slate-roofed London terraces, clay-tiled Weald houses, Essex weatherboarding and post-war new towns. Roofs in Oxfordshire are part of that picture.

Oxford: Anyone responsible for a site like East Oxford Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time. If you run a business near Clarendon Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions.

DIY checks: what’s safe

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Why act early?

A loose pot or brick can fall from height. A survey picks them out so they can be made safe by a roofer.

Before you book any surveyor

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • How much experience they have with roofs like yours
  • Whether you can ask questions once you have the report
  • Whether they hold professional indemnity and public liability insurance

Common roof problems in Oxfordshire

Removing a chimney breast inside can leave questions about how the stack is supported. We note what’s visible in the roof space and outside, and the report recommends a structural engineer if support is a concern.

Most people get in touch when they’ve noticed something like this:

  • Unused flues sealed without airflow
  • Eroded joints in the brickwork
  • Flashings pulling away from the stack
  • Staining on walls around the chimney

What affects the cost of chimney surveys

Survey packages start from £150, inc. VAT. What you pay for your roof depends on:

  • Basic, Standard or Premium
  • Extensions, dormers and garages with roofs of their own
  • House, block, shop or office
  • The height of the building and how the roof can safely be seen

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

What to let us know when you contact us

We’ll normally ask about:

  • Your postcode, so we can check access and travel
  • What’s prompted the survey
  • Dates you’re working to, like exchange
  • Any marks or damp showing indoors

Most bookings start with a short call: call 07833 053749 or send us an email. You’ll have a price before anything is arranged.

Common questions in Oxfordshire

Can you inspect my roof with a drone?

Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

How do you inspect a chimney without scaffolding?

Each stack is viewed from the safest viewpoints: the ground, nearby windows and higher points, and the roof space. Our Premium Survey includes a drone inspection where applicable. We note anything we couldn’t see.

How much is a survey?

Prices start from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.

Do you climb onto every roof?

Only where it’s safe to do so. We inspect everything that’s safely in view: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. Anything we cannot see is noted in the report.

Do you inspect shared chimneys?

Yes. We check the parts we can see safely and the parts you can give us access to. Where a problem appears to be on next door’s side, we note it and you can raise it with them.

Are you insured?

We hold professional indemnity and public liability insurance.

How do I arrange a chimney survey in Oxfordshire?

The quickest way is to phone 07833 053749 or send us an email. Tell us the address and a little about the roof, and we will take it from there. We survey on weekdays, Saturdays and Sundays.
