Chimney surveys in Great Tew

Chimney surveys for homes and businesses in Great Tew

Redundant chimneys are common, especially where fires have been replaced by central heating. Even when it isn’t used, a stack has to stay weathertight. Capping a stack without ventilation can trap moisture and lead to damp inside. Our survey looks at how each unused stack has been capped and checks the breasts for damp. The report sets out what we found and what we recommend. If you are worried about redundant stacks capped without ventilation and damp patches on chimney breasts, we can find out what’s behind it.

In a small place like Great Tew, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

How it works

Once we’ve finished looking, we write up our findings as a written report with photos. On timing, most surveys take about 1–2 hours at a house, as part of a look at the roof around the stack. Rural addresses near Great Tew can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You tell us how many stacks there are and any damp or problems you’ve noticed.
  2. The stacks are looked at from the ground, from windows and from other safe vantage points.
  3. Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Where there is safe access, we check the stack in the loft and the chimney breasts for damp.
  5. You get a photo-illustrated written report and our recommendations.

Before the survey

  • Let us know about parking before the day
  • Keep pets inside or away from the areas we are looking at
  • Find any records of previous roof work

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in.

Why get it checked now?

Cracked flaunching and worn pointing are often modest repairs when they’re caught early. Leave it, and frost can work the stack loose and the job gets bigger. Where a roof is exposed, as many are in small places like Great Tew, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Every price we give includes VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Useful tips for Great Tew property owners

Getting the most from a chimney survey starts before we arrive and carries on afterwards. Tips:

  • Look at the chimneys with binoculars after a storm
  • Book a sweep for flues that are in use
  • Ask for ventilated caps on redundant stacks
  • Ask about consent before removing a chimney on an older property

If the stack is shared, you can pass the report to your neighbour. The photos show the problem and which side it’s on from the viewpoints we used.

Make sure fixings on the stack are sound and taken off if they’re no longer needed. Less load on the stack means less strain in wind.

Different roofs, different checks

Brick stacks

Frost can damage bricks that have soaked up water, making the faces flake away. We record any we can see.

Chimney pots and cowls

A loose or cracked pot can fall from height. We record their condition with photos.

What affects the cost of chimney surveys

The price reflects the time and kit the roof needs. The main factors are:

  • Whether you choose the Basic, Standard or Premium Survey
  • Commercial roofs and larger buildings
  • The shape of the roof and its details
  • Building height and the viewpoints available

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

What to tell us when you get in touch

Here’s what helps us most when you get in touch:

  • Whether there is a loft hatch, a shared roof or tricky access
  • The type of building and roof, such as pitched or flat
  • What made you get in touch
  • Any stains, drips or damp patches you’ve seen indoors

Questions from Great Tew

How do I find out if my home in Great Tew is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Is Great Tew within the area you cover?

Yes. Great Tew is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.

How long will you be at the property?

Most surveys take an hour or two for most houses; commercial roofs usually need 3–4 hours. We’ll confirm the timing as you book.

How soon will I get the report?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, like an exchange date, tell us when you book.

Can you survey in bad weather?

It depends on the weather and the survey. High wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Chimney surveys around Great Tew

West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. If your home is older, it’s worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

Take a building like Great Tew County Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If your home is one of the older ones in the streets near Church of St Michael and All Angels, its chimney, valleys and lead work are likely to be the parts that need attention first.
