About our roof survey in Great Tew
Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, including VAT. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, like moisture detection, a structural check, thermal imaging and a drone where applicable. Every package includes a written report. If you’re worried about standing water on a flat roof and leaking gutter joints and downpipes, we can find out what’s behind it, on the roof space, lead flashings and chimney stacks alike.
In a village or hamlet like Great Tew, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can be seen safely, and thatch is a specialist material. On older roofs, it’s normally the chimneys and lead flashings that need work first.
We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible.

How the survey works
A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from every safe vantage point, take photos as we go and make notes for the report. Most visits take an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Cottages and farmhouses around Great Tew often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- We start with the property details and any concerns.
- We agree a date, including weekends if that suits you.
- We look at the roof from every safe viewpoint outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a photo-illustrated written report and recommendations.
Preparing for the visit
- Let us know about parking near the property
- If the roof is shared, arrange access with whoever manages the building
- Find any records of previous roof work

What a roof survey doesn’t cover
Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:
- Walls, floors and services below the roof
- Confirmation of asbestos in soffits or cement sheets
- A promise that the roof won’t leak in future
If you’re not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer before booking. What our survey covers.
Roof types and parts we check
- The roof space
- Natural slate
- Flat roofs
- Chimney stacks
- Clay and concrete tiles
- Ridges, hips and valleys
- Lead flashings
Before and after the survey
Some practical points come up on survey after survey. They apply to most roofs:
- File the report with your home documents
- Do not climb onto the roof yourself
- Keep a record of damp patches and dates
- Check the roof from the ground after storms
With the Standard Survey you get a follow-up consultation, while Premium includes a consultation in person. It is a chance to ask questions about anything in the report.
Have the roof surveyed every few years, and after major storms. Routine surveys pick up wear before it leaks. Each report gives a record to compare against.
What a survey costs
To price your survey, we look at:
- If the survey needs thermal imaging or a drone
- The height of the building and how the roof can be seen safely
- The number of roofs, including extensions and garages
- Features like valleys, chimneys, dormers and parapets
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.
What we need to know
The more you let us know, the easier it is to price the survey. When you contact us, tell us:
- Access details, such as a loft hatch or a shared roof
- The style of property, from a terrace to a block
- Photos of the roof, taken safely from ground level or a window
- Where water is showing inside, if it is
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or use the contact form when you are ready.

Your questions about roof surveys in Great Tew
Is Great Tew within the area you cover?
Yes, Great Tew is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Does a conservation area affect roof work in Great Tew?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Do I have to be there for the survey?
That depends on the survey. For inside areas and the loft space, someone has to give us access.
Can you survey at the weekend?
Visits run seven days a week in the daytime. Let us know your preferred days when booking.
Can you survey in bad weather?
Light rain is typically fine; heavy rain and wind are different. In strong wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.
What insurance do you have?
We’re covered by professional indemnity and public liability insurance, for every survey we carry out.
How do I book a survey in Great Tew?

Roofs, chimneys and gutters in Great Tew
Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.
Anyone responsible for a site like Great Tew County Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you own one of the older houses in the streets near Church of St Michael and All Angels, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Different roofs, different checks
Chimney stacks
We check the pots, flaunching, pointing and flashings of each stack, as far as we can safely see them. Leaning stacks and loose pots are recorded.
Clay plain and peg tiles
Tile-hanging on walls and dormer cheeks is checked as part of the roof where it is relevant. Gaps in tile-hanging let water reach the wall behind.
