Gutter surveys in Great Tew

Gutter survey in Great Tew: what you get

Gutters are normally fixed to fascia boards, so fascias and soffits are part of the survey. Long-term overflowing can soften and rot timber boards and mark the soffits underneath. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We do not test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. We survey downpipes, valley gutters and parapet and box gutters, and people most often book us about water spilling over the gutter edge and valley or box gutters that overflow inside.

In a small place like Great Tew, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. You will see the good as well as the bad.

Leave it or get it looked at?

Water spilling from a gutter runs down and soaks the wall below. Left for months, that can lead to damp inside, worn pointing and rotten timber. Finding the cause now usually keeps the fix smaller. In a small place like Great Tew, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

What a gutter survey looks like in Great Tew

An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first.

For an older house near a landmark such as Church of St Michael and All Angels, its roof may have old fixings, lead flashings and chimneys that need a closer look. Anyone responsible for a site like Great Tew County Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What you can safely check yourself

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

What you cannot do safely is get up close. Roofs are fragile and slippery. That part is for a survey.

Tips from our surveys

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Check the loft with care after heavy rain
  • Watch for green marks down the brickwork
  • Include valley, parapet and box gutters when clearing
  • Check for spilling water in a downpour

The report comes with photos and recommendations, prioritised by urgency where relevant. Share it with a contractor of your choice so they know what needs doing.

Have your gutters cleared at least once a year or more often near trees. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.

Great Tew questions

Do you cover smaller places like Great Tew?

Yes, Great Tew is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is Great Tew in the area you cover?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Will you check the loft?

Usually, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

Do you climb onto every roof?

Only if it is safe. We inspect whatever is safely visible: from the ground, from windows, from inside the loft space, from the roof where it’s safe and by drone where it applies. Anything we can’t see is noted in the report.

Does the season matter for a gutter survey?

Whenever suits you. If water is already spilling over, book sooner rather than later as overflowing water can damage walls.

What does a gutter survey cost?

Prices start from £150, including VAT. The size of the property and the access affect the price. To get a price, phone 07833 053749 or send us an email.

How soon will I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.

What affects the price in Great Tew

Several things affect the price of a survey:

  • Whether it is a home or a commercial building
  • Which survey package you book
  • The number of roofs, including extensions and garages
  • Height and safe access

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

Booking your survey

If you can, have these to hand when you get in touch:

  • Pictures from the garden or a window, if you have them
  • Why you want a survey: buying, a leak, a storm or new work
  • The kind of building and roof involved
  • The property’s address and postcode

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or drop us an email with the details.

How it works

We work from the outside in: outside views come first, then the loft space if there’s safe access. In total, it takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. Cottages and farmhouses around Great Tew often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We start with what you’ve noticed, like damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. The loft space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Before we arrive

  • Check pets are kept safely away
  • Find any records of previous roof work
  • Move anything stored under the loft hatch

We only report what can be seen safely on the day, so there are some things a survey cannot cover:

  • The inside of buried drains
  • Parts of gutters that cannot be seen safely
