Independent gutter surveys in Swerford

About our gutter survey in Swerford

Some gutters are easy to see from the street, but many aren’t. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We inspect them as far as it’s safe to see them using vantage points, the loft space and the roof itself where safe. Many leaks indoors start at a hidden gutter. Common reasons to book are leaking or loose downpipes and water spilling over the gutter edge, across downpipes, outlets and hoppers and valley gutters.

In a village or hamlet like Swerford, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.

What you get is a clear record of the gutter on the day we saw it. It is useful straight away, and a good reference for later, for instance when you want to check whether anything has changed.

The survey, step by step

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a hamlet or village like Swerford, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. The findings are written up with photographs and recommendations.

Before the survey

What we cannot see

We only report what can be seen safely on the day, so some things are outside what a survey can do:

  • Gutters out of sight from every safe viewpoint
  • Pipes below ground level
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer. What a survey covers and does not.

Questions from Swerford

Is Swerford in the area you cover?

Yes, Swerford is one of the places we work. The survey and report are the same in Swerford as anywhere else.

How do I find out if my home in Swerford is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

How do I arrange a gutter survey in Swerford?

Simply phone 07833 053749 or drop us an email with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

What will the report tell me?

Written findings with photographs, covering the condition of the gutter, the defects we found and what we recommend. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We can only inspect what we’re given access to.

How long will you be on site?

Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.

Do you test soffits or gutters for asbestos?

No. We do not test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Gutter surveys around Swerford

Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing. West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

For an older house near a landmark such as Church of St Mary, its chimney, valleys and lead work are likely to be the parts that need attention first. In and around Swerford, as anywhere, a roof is easiest to deal with when its problems are found early.

What affects the price in Swerford

When we price a survey, we consider:

  • Height and safe access
  • The number of roofs, including extensions and garages
  • House, block, shop or office
  • The use of thermal imaging or a drone

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Gutter survey starts from £150, including VAT.

Getting in touch

You don’t need to know any roofing terms. Just tell us:

  • When you need the report by
  • Photos of the roof, taken safely from ground level or a window
  • Why you want a survey: buying, a leak, a storm or new work
  • The style of property, from a terrace to a block

Not sure which survey you need? It’s easiest to ring 07833 053749 or use the contact form and describe the roof and what’s worrying you. We’ll explain the options and the price.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book and it will help the survey.

Why act early in Swerford

Small gutter faults rarely fix themselves. Each heavy rain puts more water where it shouldn’t be on the walls, the fascias and sometimes the rooms inside. A survey now tells you what needs doing and how urgent it is. Outbuildings and barns around Swerford are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

Gutter survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included.
