Swerford Flat Roof Survey
Surveys of flat roofs on homes, extensions and commercial buildings in Swerford, carried out by an experienced roof surveyor. Every survey comes with a written report and photos.

- Standing water left after rain
- Blistering in felt or asphalt
Landlords, agents and block managers in Swerford
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.
Where a roof is shared: we need access agreed with whoever owns or manages the building. Tell us about it when you book and we will plan the visit with that in mind.
Flat roof survey in Swerford: what you get
Buying a home with a flat-roofed extension, dormer or garage? It helps to know that roof’s condition before you exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. Our report records the covering, how it’s holding up and any defects we can see, with photos of each. That gives you facts to raise with the seller or agent. We survey felt flat roofs, GRP fibreglass and EPDM rubber, and people most often book us about failed seals around rooflight kerbs and blisters and bubbles in the covering.
Flat roofs on exposed homes in small places like Swerford take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which frequently last around 15–20 years, typically show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are typically the first part of a flat roof to go.
What you get is a clear record of the flat roof on the day we saw it. That makes it useful now and a handy reference later.

Can I check my roof myself?
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
Why act early in Swerford
A leak over an office, shop or unit can affect the people and stock underneath. A planned survey lets you budget for work rather than deal with an emergency around the business. Where a roof is exposed, as many are in small places like Swerford, driving rain gets into any weakness, and damp in older walls is slow to dry out.
To find out what your survey will cost, ring 07833 053749 or use the contact form with the address and a few details. The price is agreed before a date is set.

Swerford: your questions answered
Do you carry out roof surveys in Swerford?
We do. The survey and report are the same in Swerford as anywhere else, and visits run on weekdays and weekends.
Will you come out to Swerford?
Yes, we do. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
What’s the best way to book?
Just phone 07833 053749 or send us an email. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.
Can you find where water is getting through my flat roof?
We check the whole roof, since water can travel before it shows inside. Splits, open laps, upstands, outlets and rooflights are all checked. Where nothing visible explains the leak, the report says what to try next.
How long is the visit?
Expect it to take about one to two hours for a small flat roof at home, and longer for a large commercial one. The written report follows by email.
I live in a flat. Can you survey the roof?
Yes, once whoever controls the roof agrees access. We look at the parts we are given access to.
How long have you been surveying roofs?
Over 5,000 surveys so far, over more than 20 years, and 98% of customers are satisfied.
How the survey works
We look at the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit typically takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Around Swerford, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.
- First we go through the roof, what’s beneath it and any problems so far.
- The roof is viewed from safe positions, including the roof itself where that’s safe.
- The covering is checked for wear, splits, blisters and standing water.
- We photograph and record the outlets, upstands, trims and rooflights.
- The report, with photographs and recommendations, comes to you by email.
How to prepare
- Check we can get to the back of the property
- Note where any stains or damp appear
- Make sure pets are kept safely away

Advice
Different roofs, different checks
Rooflights and upstands
Rooflights and fragile sheets are never walked on. They’re inspected from safe positions and recorded with photographs.
Single-ply membranes
Single-ply relies on its welded laps staying sound. We look at seams, corners and the joints around outlets and upstands.
Flat roof surveys in Swerford: local notes
West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.
If you live in an older home near Church of St Mary, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. Whatever the street in Swerford, a roof costs least to look after when faults are caught early.

What this survey can’t tell you
It helps to know what a survey will not do before you book:
- Hidden layers beneath the covering
- A promise that the roof will not leak in future
- Asbestos testing, which needs a specialist asbestos surveyor
