Little Tew Flat Roof Survey

Flat roof surveys across Little Tew, backed by more than 20 years’ experience. Every survey ends with a written report and photos.

  • Dips that suggest the deck is deflecting
  • Splits and cracks in the covering
  • Outlets choked with leaves and silt

Can I check my roof myself?

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Flat roof surveys for homes and businesses in Little Tew

A flat roof leak frequently travels before it shows on the ceiling. It can run along the deck from a split, an open lap or a failed upstand some distance away. That’s why we check every detail across the roof, not only the area above the stain, and photograph anything that could let water in. A roofer can then start from a clear picture of the problem. If you’ve noticed ponding water that doesn’t drain away and outlets choked with leaves and silt, we can find out what’s behind it, on EPDM rubber, GRP fibreglass and mastic asphalt alike.

In a small place like Little Tew, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, usually show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

What a flat roof survey looks like in Little Tew

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Next to the main roofs there’s usually a flat roof somewhere, whether on an extension, a garage or a commercial unit. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

Take a building like Great Tew County Primary School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

What a flat roof survey doesn’t cover

A survey is a proper look at the flat roof, but it cannot do everything. Its limits include:

  • Whether old sheeting or boards contain asbestos
  • A promise that the roof won’t leak in future
  • The condition of the deck or insulation hidden under the covering

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you. What our survey covers.

Roof types and parts we check

  • EPDM rubber
  • GRP fibreglass
  • Mastic asphalt
  • Felt flat roofs
  • Single-ply membranes
  • Upstands and outlets

What we are asked to look at in Little Tew

Ponding keeps the covering wet and wears it faster. It usually comes from poor falls, a blocked outlet or a deck that has dipped. Where trees are close by, leaves and silt can block an outlet within a single autumn.

A survey makes sense if you’ve noticed:

  • Blisters and bubbles in the covering
  • Ponding water that doesn’t drain away
  • Gaps at upstands and abutments
  • Splits, cracks and crazing

The streets around a church such as Church of St John the Evangelist are frequently among the oldest in a place, and if you own one of the older houses nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

What to expect from a roof survey

Roof by roof

EPDM rubber

Lifting at the edges and loose areas of membrane are common EPDM problems. Any we find are noted and photographed.

Mastic asphalt

With age, asphalt can harden and crack with movement. We note where this is happening and how widespread it looks.

Common questions in Little Tew

Does a conservation area affect roof work in Little Tew?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you carry out roof surveys in Little Tew?

Yes, Little Tew is one of the places we work. The survey and report are the same in Little Tew as anywhere else.

What if it rains on the day?

Light rain is normally fine; heavy rain and wind are different. In strong wind or a downpour, a drone can’t fly and access may not be safe, and we’d agree another day.

When does the report arrive?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

Which days do you carry out surveys?

Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.

Can you survey a shared roof?

Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we are allowed to reach.

What’s the best way to book?

Just call 07833 053749 or email us. After a few questions, we confirm the price and fix a day, weekday or weekend.

The survey, step by step

There isn’t much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. For a village or hamlet like Little Tew, the journey is planned ahead of time: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Before the survey

  • Clear the way to the loft hatch
  • If you are buying, let the agent know when we are coming
  • Point out any leaks or damp patches

Advice

Why act early in Little Tew

Waiting for a stain inside means the water has already got through the layers. A survey can find worn areas and failing details before that point, while there’s still time to plan the work. In a small place like Little Tew, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Flat roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we can help you choose.
