Why act early in Little Tew

A roof that has had no attention for years can surprise you. Our report gives you a record of how the roof is today, which makes later changes easy to spot. In a small place like Little Tew, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

About our roof survey in Little Tew

Across London and South East England, roofs differ widely. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, while many post-war homes have concrete interlocking tiles. We adapt the survey to the roof in front of us. Some older homes have clay tiles, and many have a flat-roofed extension as well. Each part is checked in the way that suits it. If you are worried about cracked mortar along the ridge and torn or sagging underlay, we can find out what’s behind it, on the roof space, clay and concrete tiles and lead flashings alike.

In a village or hamlet like Little Tew, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s usually the chimneys and lead flashings that need work first.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Little Tew homes and their roofs

Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

For site and facilities teams at buildings such as Great Tew County Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

What happens on the day

Every roof is different, but as a rough guide the survey takes between one and two hours for a house, and more on a big or complicated roof. You’re welcome to ask questions while we’re there. For a village or hamlet like Little Tew, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

What you can safely check yourself

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

What a roof survey does not cover

It is a careful look at the roof, not the whole story. The main limits are:

  • The condition of the rest of the building (that’s a RICS home survey)
  • What’s under the slates, tiles or felt
  • An exact number of years the roof has left

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you. The full list of what we check.

  • Lead flashings

Do you need a roof survey in Little Tew?

A blocked gutter does more harm than it looks. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Valley and parapet gutters can overflow inside the building.

Things that frequently lead to a survey include:

  • Water stains on rafters and ceiling joists
  • Crumbling chimney pointing or cracked flaunching
  • Standing water on a flat roof
  • Ridge tiles that have lifted or moved

If yours is one of the older homes in the streets near Church of St John the Evangelist, old fixings, lead flashings and tall chimneys are typical of older roofs.

What to check before booking

  • Whether any drone flown is registered with the CAA
  • What the survey won’t cover
  • How much experience they have with roofs like yours
  • Their insurance cover

Tips that help

Here are a few things we’d tell any owner:

  • Ask about a flat roof on an extension or garage too
  • Photograph stains when they appear
  • Check the roof from the ground after storms
  • Keep the report with your property records

Standard includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. You can ask us about anything that isn’t clear.

Look at your roof from ground level after strong winds. Fragments of slate or tile on the ground mean something has shifted. Getting small faults fixed quickly keeps water out.

Your questions about roof surveys in Little Tew

Is my home in Little Tew listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover Little Tew?

Yes, Little Tew is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

How do I book a survey in Little Tew?

It’s easiest to ring 07833 053749 or drop us an email. Tell us the address and a little about the roof, and we will point you to the right survey. Surveys run seven days a week.

Can you survey at the weekend?

Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we will talk to you about another date.

How long does a roof survey take?

The visit typically takes about 1–2 hours on an ordinary house, and longer for a large or complex roof. We’ll give you an idea of timing as you book.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
