Flat roof survey in Oxfordshire: how it works
Many commercial buildings and blocks of flats have big flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. The photographed record helps you plan and budget for work. We quote commercial roofs on their size and how they’re reached, so it helps if you phone 07833 053749 or email us with the address and a rough idea of the roof area. We survey upstands and outlets, single-ply membranes and mastic asphalt, and people most often book us about loose or cracked edge trims and water getting in at rooflights.
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes roughly 1–2 hours for most houses, though large, tall or awkward roofs take more time. You are welcome to ask questions while we are there.
- We start with the details: the address, the roof’s use and any leaks or stains.
- The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- Inside, we look for damp and staining under the roof where there is access.
- You get a report with photos and our recommendations.
How our prices work
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. The price for your roof depends on its size, access and what you want to find out.

Flat roofs across Oxfordshire
Across Oxfordshire, we look at flat roofs on homes and businesses, from Oxford, Banbury and Didcot to the quieter places in between. Larger commercial roofs are quoted for the building.
Our surveys reach from London out to Kent, Sussex, Surrey, Essex, the Thames Valley, Hampshire and the Isle of Wight, and Oxfordshire is well within that. We survey on any day of the week.
Oxford: A roof leak in a hotel or guest house around Oxford means lost rooms as well as repairs, so it’s worth knowing the roof’s condition. For site and facilities teams at buildings such as East Oxford Primary School, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks.
Useful tips for Oxfordshire property owners
Here are a few things we’d tell any owner, before and after a survey:
- Check from a window for ponding after heavy rain
- Keep records of when the roof was laid and what work has been done
- Note any new marks on ceilings beneath the roof
- Check the outlets after the leaves fall
Many people send the report to two or three roofers for quotes. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.
Have the roof surveyed every few years, and after any work that goes through it. That catches changes early and builds up a record of the roof.
Signs you need a flat roof survey
Flat roofs take the full force of the weather on a surface that drains slowly. In time, the covering dries out, cracks and loosens at its edges and laps. Most people book a survey after a leak, before buying, or when they think the roof is getting old.
A survey can pick up problems such as:
- Failed seals around rooflight kerbs
- Signs of deflection in the roof deck
- Blisters and bubbles in the covering
- Upstands pulling away from walls
For landlords and managing agents
If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.
If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, ring 07833 053749 or email us with the addresses.
Leave it or get it looked at?
Flat roofs can’t typically be seen from the street, so they’re often overlooked. Owners often learn the roof is at the end of its life only when it leaks. A survey every few years stops that from catching you out.
What to check before booking
- Whether VAT is in the quoted price
- Whether the inside of the roof is included
- What exactly goes into their report
- Their track record with similar roofs
What affects the price in Oxfordshire
The price reflects the time and kit the roof needs. That comes down to:
- Whether you choose the Basic, Standard or Premium Survey
- The type of building, from a house to a block or an office
- Chimneys, valleys, parapets and other details
- How many separate roofs there are, like extensions, dormers and garages
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, inc. VAT. We can help you choose the package that fits what you’d like to know.
What we need to know
To price your survey accurately, we will ask about:
- Anything about access we should know
- Any stains, drips or damp patches you’ve seen indoors
- The type of building and roof, like pitched or flat
- When you need the report by
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply phone 07833 053749 or send us an email whenever suits you.
FAQs for Oxfordshire
Do you look in the roof space?
Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.
Can you give me structural calculations?
No. Our survey is not a structural engineer’s report. We will recommend an engineer if we see signs that call for one.
Which flat roof coverings do you cover?
Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. The report names the covering and explains its condition.
How long does the survey take?
Expect it to take roughly 1–2 hours for most houses, though large, tall or awkward roofs take more time. You’ll then get the report by email.
I live in a flat. Can you survey the roof?
Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
What happens after the survey?
We email you the written report with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.
How soon will I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.
