Flat roofs in Churchill
Chastleton House, about 3.8 miles north-west, is one of the historic houses in the wider area around Churchill. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
If you look after a building such as Kingham Primary School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. For landlords with property near Kingham station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

How a flat roof survey works in Churchill
Flat roofs deal with rain in a very different way from pitched ones. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. The surface, the falls, the upstands and the trims are all looked at closely, and we look for signs that water has reached the deck. That way, defects are found before they reach the room below. If you’re worried about blisters and bubbles in the covering and edge trims that have lifted or split, we can find out what’s behind it, on felt flat roofs, mastic asphalt and EPDM rubber alike.
In a small place like Churchill, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, frequently around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

When you need someone else
Before booking, it is worth knowing what a survey will not do:
- Fragile surfaces, which we do not walk on
- Testing older roof sheets for asbestos
- A structural engineer’s assessment of the deck
Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you. What our survey covers.
What we check
- Single-ply membranes
- GRP fibreglass
- Felt flat roofs
- EPDM rubber
- Mastic asphalt
- Upstands and outlets
What we look for on each type of roof
GRP fibreglass
A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.
Single-ply membranes
Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. We check the welded laps, the edges, the fixings and any punctures.
Can I check my roof myself?
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.
It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.
Questions from Churchill
Is Churchill in the area you cover?
Yes. Our area covers London and the South East, and Churchill is part of that. You can phone 07833 053749 or email us with the address and some details.
Is Churchill within the area you cover?
Yes, Churchill is covered. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.
What’s in the survey report?
Written findings with photographs, covering the condition of the flat roof, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first. Let us know about it as you book and we’ll plan the survey around it.
Does a flat roof survey replace a RICS survey?
No. It is a survey of the flat roof. It’s not a RICS Level 2 or 3 home survey or a structural engineer’s report. Many buyers use it alongside a building survey.
Can you survey a flat roof on an office or unit?
Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. Larger commercial roofs are quoted for their size and access, so ring 07833 053749 or email us with the address.
Will you fly a drone over my roof?
Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.
How the survey works
Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take about one to two hours for a small flat roof at home, and longer for a large commercial one. Cottages and farmhouses around Churchill often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- Inside, we look for signs of water under the roof where we can reach.
- We view the roof from safe positions and never walk on fragile surfaces.
- We record every defect with a photo and its likely cause.
- You get a report setting out the condition and our recommendations, in order of urgency.
Getting ready for the survey
- Buyers: confirm access with the estate agent or seller
- Have any questions written down, so nothing gets missed
- For a flat or shared roof, check access with whoever owns or manages the building

Signs you need a flat roof survey in Churchill
Flat roofs take the full force of the weather on a surface that drains slowly. Over the years, coverings harden, crack and start to come away at the edges. People typically call us when a leak appears, before a purchase, or when the roof may be near the end of its life.
Look out for signs like these:
- A sagging deck under the covering
- Splits, cracks and crazing
- Upstands pulling away from walls
- Damaged trims at the roof edge
If your home is one of the older ones in the streets near Church of All Saints, the joins between later flat roofs and the old walls are where problems normally start.
What to check before booking
- How they plan to inspect the roof safely
- What the report includes, and whether it has photographs
- What experience they bring
- Whether any drone flown is registered with the CAA
