Before and after the survey

Here are a few things we’d tell any owner, before and after a survey:

  • Note the date and type of any roof work
  • Keep clear of rooflights and fragile roof sheets
  • Have the roof looked at again after a severe storm
  • Keep outlets clear of leaves and moss

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, giving you a chance to go through what we found.

Small defects are simpler to deal with while they’re still small. Prompt repairs tend to add years to a flat roof.

About our flat roof survey in Chipping Norton

Our Basic Survey, from £150, gives you a visual inspection with photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. On a flat roof, moisture readings can help show whether water has got under the covering. Bigger commercial roofs are priced on their size and access. If you’ve noticed outlets that hold water back and splits and cracks in the covering, we can find out what’s behind it, whatever the roof.

Around Chipping Norton, many homes have a garden room, garage or outbuilding with a flat roof. They’re rarely looked at until something gets wet. If you want them looked at too, mention them when you book. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.

After the visit, you get a photo-illustrated written report, emailed to you. It sets out the condition of the flat roof, any defects and our written recommendations.

How we price flat roof surveys

We confirm the price for your survey before booking. This is what makes a difference:

  • Extra roofs, like extensions, dormers or garages
  • Building height and the viewpoints available
  • How big the roof is
  • The use of thermal imaging or a drone

Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

What we need to know

When you call or email, these details help:

  • Your postcode, so we can check access and travel
  • Pictures from the garden or a window, if you have them
  • Any deadline, such as an exchange date
  • How the loft is reached, if there is one

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, call 07833 053749 or send us an email with the address and the days you’d prefer.

Why act early in Chipping Norton

Before replacing a flat roof, it is useful to know if you really need to. Sometimes some details are to blame, and sometimes the covering has simply had its day. Our report gives you the evidence to discuss with a roofer. In a smaller place like Chipping Norton, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Each storm lifts it a little further, and water follows.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Flat and commercial roofs around Chipping Norton

Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Next to the main roofs there’s normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. There are several hotels within about a mile and a half of Chipping Norton. If you look after one, a leak through a flat roof can put a room out of use.

Chastleton House, about 4.2 miles west, is one of the historic houses in the wider area around Chipping Norton. On a period home nearby, any flat roof is likely to be a later addition with its own lifespan. Hotels and guest houses near Chipping Norton can’t easily close rooms for a leak. Anyone responsible for a site like Chipping Norton School will know that a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.

Chipping Norton is about 11 miles north of Witney, in Oxfordshire. In Chipping Norton, as across Oxfordshire, every roof gets the same careful survey. Our Oxfordshire coverage includes Chipping Norton. Our Oxford page covers surveys nearby.

Single-ply membranes

Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. We check the welded laps, the edges, the fixings and any punctures.

GRP fibreglass

A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.

FAQs for Chipping Norton

Do you cover smaller places like Chipping Norton?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Does a conservation area affect roof work in Chipping Norton?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

How do you inspect a flat roof?

Only where it is safe to do so. If not, we use safe viewpoints and look inside, and the report says if any part couldn’t be seen. Fragile surfaces are never walked on.

Can you give me structural calculations?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

How experienced are you?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and the South East.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

What happens next?

The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

What we do, step by step

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes an hour or two for a small flat roof at home, and longer for a large commercial one. In a smaller place like Chipping Norton, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest, while taller roofs may need other vantage points or the drone where applicable.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We look at the roof from ground level, windows and the roof where it’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Preparing for the visit

  • Have any questions written down, so nothing gets missed
