Flat roof survey in Banbury

Standing water is one of the first things we look for on a flat roof. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. We record where water sits, check the outlets and look for dips that suggest deflection. If the deck itself looks like a structural concern, we will recommend a structural engineer. We survey GRP fibreglass, felt flat roofs and mastic asphalt, and the problems we are asked to look at most are upstands pulling away from walls and blistering in felt or asphalt.

Houses around a town like Banbury often have a flat roof somewhere, over an extension, garage, porch or dormer. Older ones are frequently felt, which often lasts around 15–20 years, while newer ones may be EPDM rubber or GRP fibreglass. Ponding water, splits along the edges and lifting upstands are the usual warning signs. Water that sits for days after rain is often the first sign a flat roof needs attention.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that’s said too.

Your questions about flat roof surveys in Banbury

Do you cover Banbury?

We do. The survey and report are the same in Banbury as anywhere else, and visits run on weekdays and weekends.

Is my home in Banbury listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you survey in bad weather?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we will talk to you about another date.

What will the report tell me?

A written report with photos, explaining the condition of the flat roof, any defects and our recommendations, by urgency where it matters. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

Will you walk on the flat roof?

Only where it’s safe to do so. If not, we use safe viewpoints and look inside, and the report says if any part couldn’t be seen. We don’t walk on fragile rooflights or sheeting.

Do you survey commercial flat roofs?

Yes. We survey flat roofs on commercial buildings as well as homes. Expect about 3 to 4 hours on site for most commercial roofs, with larger roofs quoted on their size.

What does ponding on a flat roof mean?

Standing water on a flat roof deserves a closer look. It can point to blocked outlets, poor falls or a deck that is sagging, and it wears the covering faster. Our survey notes the ponding and what seems to be causing it.

Flat roofs in Banbury

There are several hotels within about a mile and a half of Banbury, and like offices and blocks, hotels frequently sit under flat roofs. If you look after one, a leak through a flat roof can put a room out of use. With Broughton Castle about 2.5 miles south-west, Banbury sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

Shop and office owners around Castle Quay Shopping Centre may find that a flat roof over a business is out of sight and out of mind until it leaks. If you let a flat or house near Banbury station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you live in an older home near Saint Paul's, the joins between later flat roofs and the old walls are where problems normally start.

Single-ply membranes

Single-ply membranes can be damaged by foot traffic and equipment on the roof. We note any punctures, tears and loose areas we can see.

Rooflights and upstands

Rooflights and fragile sheets are never walked on. We view them from safe positions and photograph what we see.

What happens if roof problems are left?

Caught early, a split or open seam in a flat roof is often a small repair. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. Surveying it now tells you where you stand. In a family home in Banbury, a small roof fault lets water into places you can’t see, like the loft insulation, the top of a wall or the roof timbers. By the time a stain appears on a ceiling, there is more to put right.

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

What you can safely check yourself

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

When you need someone else

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Fragile surfaces, which we don’t walk on
  • The condition of the deck or insulation hidden under the covering
  • Whether old sheeting or boards contain asbestos

If in doubt, ring 07833 053749 or drop us an email and we’ll point you to the right survey before you book. What a survey covers and does not.

The survey, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe vantage point, photograph what we find and make notes for the report. Most visits take roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. A visit in Banbury runs most smoothly with the loft hatch clear, side gates open and a parking spot in mind. Someone needs to let us in, so let us know who that will be.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photos and recommendations, comes to you by email.

Before the survey

  • Point out any leaks or damp patches
  • Let us know where we can park nearby
  • Agree roof access with the managing agent if it’s shared
