Flat roof surveys for homes and businesses in Ruscote
We inspect a flat roof from wherever it can safely be seen: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. We don’t walk on fragile rooflights or fragile roof sheeting. If part of the roof can’t be seen or reached safely, the report says so, so you know exactly what was covered. We survey EPDM rubber, upstands and outlets and single-ply membranes, and common reasons people get in touch are a sagging deck under the covering and gaps at upstands and abutments.
In smaller places like Ruscote, flat roofs are mostly on extensions, garages, porches and dormers. Even a small flat roof can let a good many water into the room below. Knowing the covering and how it was laid tells you what to expect from it, from felt and asphalt to EPDM rubber and GRP. From an upstairs window, look for standing water, splits and edges coming away.
We write the report in plain English, so you don’t need to be a roofer to follow it. Photographs show what each point refers to.

Ruscote: your questions answered
Do you look at commercial flat roofs near Ruscote, such as hotels?
Yes, we cover commercial roofs as well as homes. Roof access is agreed with the building manager or owner beforehand.
Will you come out to Ruscote?
Yes, we do. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.
Are you structural engineers?
No. Our survey isn’t a structural engineer’s report, and it doesn’t include calculations. We’ll recommend an engineer if we see signs that call for one.
What do I do with the report?
We email you the written report with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.
Is this a RICS survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
What’s in the report?
Written findings with photos, explaining the condition of the flat roof, any defects and our recommendations, by urgency where it matters. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.
How experienced are you?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
Flat roofs in Ruscote
Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. Within a mile and a half or so of Ruscote there are several hotels, and like offices and blocks, hotels frequently sit under flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.
Landlords with a home close to Banbury station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak. For hotels and guest houses around Ruscote, a roof problem found early is far less disruptive than one found by a guest, so it’s worth knowing the roof’s condition. Shop and office owners around Castle Quay Shopping Centre may find that a flat roof over a business is out of sight and out of mind until it leaks.

What we do, step by step
You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes roughly 1–2 hours for most houses, with bigger or more complicated roofs taking longer. A visit to Ruscote is planned like any other: the time, the access and where to park are agreed ahead of time. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.
- First we go through the roof, what’s beneath it and any problems so far.
- The roof is viewed from safe positions, including the roof itself where that’s safe.
- We check the covering for splits, blisters, ponding and wear.
- We photograph and record the outlets, upstands, trims and rooflights.
- The report, with photographs and recommendations, comes to you by email.

What affects the cost of flat roof surveys
Prices always include VAT. The things that change the price are:
- The use of thermal imaging or a drone
- Commercial roofs and larger buildings
- The height of the building and how the roof can safely be seen
- Features like valleys, chimneys, dormers and parapets
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.
Booking your survey
A little information up front helps. It’s useful to include:
- What’s prompted the survey
- The kind of building and roof involved
- When you need the report by
- How the loft is reached, if there is one
Once you know what you need, phone 07833 053749 or send us an email. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.
Leave it or get it looked at?
Caught early, a split or open seam in a flat roof is frequently a small repair. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. A survey now shows which you’re dealing with. Around Ruscote, a leak in an older house can soak into timbers and plaster, and that is a much bigger job than the original defect.
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.
Why us?
- Over 20 years’ experience
- Plain-English reports with photos
- More than 5,000 surveys completed
- Independent findings on the roof’s condition
Should I look at the roof myself first?
The one thing to avoid is getting up close. Roofs are fragile and slippery. That’s where a survey comes in, using safe viewpoints and a drone where applicable.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Tips that help
Small things make a difference, both for the survey and for the roof itself. Our tips:
- Limit foot traffic on the covering
- Book a survey every few years
- Watch the ceilings below the flat roof for stains
- Keep outlets clear of leaves and moss
Buyers can take the findings back to the seller or the agent. It can support a request for work before completion or a conversation about price, depending on what we found.
Keep outlets, gutters and hoppers clear, especially after the leaves fall. A flat roof that drains well wears much more slowly.
