Gutter surveys for Ruscote homes and businesses

What happens on the day

When we arrive, we start by asking what you’ve noticed and what you need to know. After that, we look at everything we can see safely. The survey typically takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Being in a smaller place like Ruscote does not change how the visit works: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. Where it’s safe, we check the loft for signs of water.
  5. A written report with photographs and recommendations follows.

Advice

Gutter survey in Ruscote

Most blocked gutters are full of leaves, moss or silt. Buildings near trees collect more and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water and where outlets or hoppers are choked and whether overflows are working. The photographs show you exactly what we found. Blocked gutters are easy to put off, but they rarely get better. If you’re worried about sagging gutters and loose brackets and overflowing valley or parapet gutters, a survey will tell you what’s going on.

In a smaller place like Ruscote, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose. Once one ridge tile or slate moves, wind gets under the next one too.

Every survey ends with a written report, with photos, sent by email. It explains the condition of the gutter, the defects we found and what we recommend.

What we look for on each type of roof

Aluminium and other metal gutters

On big buildings, one blocked outlet can affect a long run, so we check the outlets carefully.

Lead-lined valley and parapet gutters

Lead linings are common in valleys and parapet gutters on older houses. A split lining can leak straight into the building.

Tips from our surveys

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Include valley, parapet and box gutters when clearing
  • Have overhanging branches cut back
  • Get the gutters cleaned out every year
  • Look for green streaks or damp patches on walls

After any work is done, watch the gutters in the next heavy rain. Rain should flow to the outlets and down the downpipes, and if it does not, raise it with whoever did the job.

Have overhanging branches and climbing plants cut back from the roof using someone with the right kit. Fewer leaves in the gutters means fewer blockages.

Ruscote questions

Is my home in Ruscote listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can a landlord with a rental near Banbury station book a roof survey?

Yes, rented property is part of what we cover. You can call 07833 053749 or use the contact form with the address and a few details, including who will give access on the day.

Do you test soffits or gutters for asbestos?

No. We do not carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Do you check valley and parapet gutters?

Yes. These gutters often cause leaks indoors when they block, so they’re an important part of the survey. Some may only be partly visible, and the report says so.

Is there a good time of year to book a gutter survey?

Whenever suits you. If you’ve already seen a gutter overflowing, it is best not to wait, because the walls take the water.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years, across London and South East England.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. We check the parts we’re given access to, and the report makes that clear.

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What a survey costs

Survey packages start from £150, with VAT included. What you pay for your roof depends on:

  • The size of the roof
  • The height of the building and how the roof can safely be seen
  • The number of roofs, including extensions and garages
  • How complicated the roof is, with its valleys, chimneys and parapets

Our price is from £150, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.

What to let us know when you get in touch

If you can, have these to hand when you contact us:

  • Access details, like a loft hatch or a shared roof
  • Any marks or damp showing indoors
  • The address and postcode of the property
  • Any deadline, such as an exchange date

Unsure which package suits your roof? The easiest way is to phone 07833 053749 or send us an email and describe the roof and why you want it surveyed. We will explain the options and the price.

What a gutter survey does not cover

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • The inside of buried drains
  • Blockages deep inside downpipes

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer. The full list of what we check.

Gutter surveys around Ruscote

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. About 1.8 miles south-west lies Broughton Castle, a reminder of how long the area around Ruscote has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

If you own a rental within reach of Banbury station, a dated record of the roof is useful when planning maintenance across a let. Trees in and around People's Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. If you look after a building such as St Joseph's Catholic Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.
