Need a gutter survey in Neithrop?

Different roofs, different checks

Box and secret gutters

Secret gutters are hidden under the edge of the roof covering, so they’re easy to forget. The report records what could and couldn’t be seen.

Aluminium and other metal gutters

Long metal gutter runs on larger buildings can hide blocked outlets, so we check the outlets carefully.

Gutter survey in Neithrop

A gutter needs a steady fall towards its outlet to drain properly. Sagging brackets and slipped joints leave water standing and overflowing where the gutter dips. We look along each run for sags, gaps and leaking joints and look at the brackets and downpipe clips. You get written recommendations, prioritised by urgency where relevant. Common reasons to book are sagging gutters and loose brackets and rotten fascias or stained soffits, on outlets and hoppers, valley gutters and fascias and soffits.

Trees around homes in smaller places like Neithrop drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

If any part of the gutter couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Roofs, chimneys and gutters in Neithrop

West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Broughton Castle about 1.8 miles south-west, Neithrop sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

For site and facilities teams at buildings like St Joseph's Catholic Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Homes near green spaces such as People's Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. If you live in an older home near St Paul's Church Centre, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Rented homes, blocks and businesses

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photographs included.

Your questions about gutter surveys in Neithrop

Can a landlord with a rental near Banbury station book a roof survey?

Yes, rented property is part of what we cover. Just ring 07833 053749 or email us and let us know about the building, including who will give access on the day.

Will you come out to Neithrop?

Yes, Neithrop is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

What does the report include?

It sets out what we found, why it matters and what we recommend, with photographs throughout. It also says if any part of the roof couldn’t be seen safely.

Will you check if gutters are causing damp inside?

Leaking gutters and downpipes are a common cause of damp walls, and the survey looks for that. If the cause looks like something else, the report says so, based on what we can see.

Do I need to be at home?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access.

What happens after the survey?

You will get the report by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

Do you use drones?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Leave it or get it looked at?

A blocked valley or parapet gutter does not spill harmlessly. It can overflow into the building usually during the worst downpours. It is worth having these gutters looked at before the wetter months. Blocked gutters on homes around Neithrop overflow and soak walls, especially where trees overhang. It is easy to sort the cause early and slow to dry a damp wall.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.

What a gutter survey doesn’t cover

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • The inside of a downpipe along its whole length
  • Damage hidden inside walls or behind boards
  • Pipes below ground level

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you before you book. What our survey covers.

What this survey covers

  • Fascias and soffits
  • Parapet and box gutters
  • Eaves gutters
  • Valley gutters
  • Downpipes
  • Outlets and hoppers

What a survey costs

When we price a survey, we consider:

  • Any need for thermal images or a drone flight
  • The shape of the roof and its details
  • The type of building, from a house to a block or an office
  • The package you choose: Basic, Standard or Premium

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

What to let us know when you get in touch

Getting the details right at the start saves time. Please include:

  • Pictures of the roof from a safe spot, if you have them
  • Why you want a survey: buying, a leak, a storm or new work
  • The type of building and roof, such as pitched or flat
  • Any marks or damp showing indoors

How the survey works

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes about 1–2 hours at most homes; commercial roofs usually need 3–4 hours. Being in a smaller place like Neithrop doesn’t change how the visit works: we look from ground level, from windows, from the loft and from the roof where it’s safe. It helps to show us anything you’ve already noticed.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. The eaves gutters, downpipes and fascias are checked from ground level and vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. We send a written report with photos and clear recommendations.

How to prepare

  • Let us know about parking near the property
  • Have any questions written down, so nothing gets missed
  • Leave side gates unlocked
