How a roof survey works in OX15

The report is written for you, in plain language. Every issue comes with photos and a written recommendation, and where it’s relevant we say what’s urgent and what can wait. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where it applies and a same-day report. Reports are sent by email. Typical surveys look at standing water on a flat roof and gutters that overflow in heavy rain, on flat roofs, natural slate and the roof space.

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. A typical survey takes roughly 1–2 hours at most homes, and more on a big or complicated roof.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We check the roof from each safe vantage point outside.
  4. Inside, we check the loft space where there’s safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Homes and roofs across OX15

From Neithrop, Grimsbury and Ruscote to its smaller places, buildings across OX15 have roofs of every age. Chimneys, valleys, flashings and gutters are typically where the work is.

Autumn and winter storms across the South East find any loose slate, tile or ridge. Ridges, verges and flashings in OX15 are where it usually shows.

Bloxham: With Broughton Castle about 1.7 miles north-west, the area around Bloxham has a long history. On a period home nearby, the survey separates sound original work from tired later repairs. Anyone responsible for a site like Bloxham Church of England Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Common roof problems in OX15

What’s under the slates or tiles is as important as the coverings themselves. Breathable roofing membranes came into use in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Felt that has torn or perished stops doing its job.

Things that frequently lead to a survey include:

  • Valley linings that have cracked or split
  • Worn lead at chimneys and abutments
  • Leaning or weathered chimney stacks
  • Standing water on a flat roof

What affects the cost of roof surveys

When we price a survey, we consider:

  • Chimneys, valleys, parapets and other details
  • Commercial roofs and larger buildings
  • Extra roofs, like extensions, dormers or garages
  • Which survey package you book

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

What we need to know

You do not need to know any roofing terms. Just tell us:

  • Pictures from the garden or a window, if you have them
  • Where water is showing inside, if it is
  • Where the property is, with the postcode
  • Why you want a survey: buying, a leak, a storm or new work

A quick phone call is normally the easiest start: phone 07833 053749 or email us, and we’ll ask about the building and what you need. The price is agreed before a date is set.

What you can safely check yourself

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

Why get it checked now?

Roof faults rarely stay the same size. A single gap lets water onto the timbers underneath, and wet timber starts to decay. Catching it early means less to put right.

What to check before booking

  • What follow-up you get after the report
  • Whether the price includes VAT
  • What experience they bring
  • How long the report takes to arrive

Honest limits

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Walls, floors and services below the roof
  • A promise that the roof will not leak in future
  • Defects hidden under coverings or inside walls without opening up

Common questions in OX15

Do you work in OX15?

Yes. We cover OX15 and the rest of Oxfordshire, as part of our work across London and South East England. To book, call 07833 053749 or use the contact form.

Do you go up on the roof?

Only when it’s safe. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where it applies.

How long does a roof survey take?

Allow about 1–2 hours for most houses, and longer for a large or complex roof. We will give you an idea of timing as you book.

How do I arrange a roof survey in OX15?

The quickest way is to call 07833 053749 or email us. Tell us the address and a little about the roof, and we’ll point you to the right survey. Surveys run on any day of the week.

What do you check on a roof survey?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it’s safe. The report includes photos and recommendations.

Do I have to be there for the survey?

Not necessarily. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.
