Roof surveys across OX16

Our roof survey service in OX16

There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, including VAT. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Every package includes a written report. Common reasons to book are leaning or weathered chimney stacks and flashings that have come away from the wall, on clay and concrete tiles, lead flashings and flat roofs.

On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where it applies. The survey typically takes about one to two hours for most homes, depending on how many separate roofs there are.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Roofs, chimneys and gutters across OX16

Older homes across OX16 often keep chimney stacks long after the fires went out, and the lead and mortar around them need watching. Valleys, gutters and fixings follow close behind.

Across London and South East England, older homes often have slate or clay tiles, while many later ones have concrete tiles, and flat-roofed extensions and dormers are common everywhere. Each roof in OX16 is checked with its age and materials in mind.

Banbury: If you run a business near Castle Quay Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions. If you live in an older home near Saint Paul's, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Before and after the survey

These tips come from what we see on roofs every week, before and after a survey:

  • Keep the report with your property records
  • Watch for slipped slates after bad weather
  • Have details of recent roof work to hand
  • Leave roof access to professionals

Keep the report with your property records. It’s a useful baseline for future surveys, and it can help when you sell.

Don’t block the vents at the eaves. A stuffy loft collects condensation, and it can wet timbers and insulation. Make sure insulation does not block the airflow at the eaves.

When you need someone else

A survey is a close look at the roof, but it cannot do everything. The main limits are:

  • The condition of the rest of the building (that’s a RICS home survey)
  • An exact number of years the roof has left
  • Structural calculations (that’s a structural engineer’s job)

Signs you need a roof survey

A chimney stack takes more weather than almost any other part of a roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Damp on a chimney breast inside often starts at the top of the stack.

Problems we come across often include:

  • Gaps in the roof where coverings have gone
  • Worn or blocked valleys
  • Torn or sagging underlay
  • Worn lead at chimneys and abutments

Checking the roof from the ground

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Prices for roof surveys in OX16

Not every roof costs the same to survey, and it comes down to:

  • Whether you choose the Basic, Standard or Premium Survey
  • The roof’s overall size
  • Whether it is a home or a commercial building

Prices start from £150, including VAT. The final price depends on how big and how high the roof is, access and which survey you book.

Questions from OX16

Can you survey at the weekend?

Surveys run on weekdays and at weekends. To find a day that suits you, phone 07833 053749 or drop us an email.

Does a roof survey replace a structural engineer?

No. Where we see something that needs a structural engineer, the report says so. Our survey isn’t a structural engineer’s report.

Do you give a life expectancy for the roof?

Not as an exact number, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.

How soon is the report ready?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.

How experienced are you?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.

How long does a roof survey take?

On site, it usually takes about 1–2 hours on an ordinary house, and longer for a large or complex roof. Report times depend on the package.

Do you look in the roof space?

Typically, if there’s one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.
