Thermal roof surveys in Banbury

What a thermal roof survey looks like in Banbury

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Many roofs like these cannot be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

If you look after a building such as St Mary's Church of England Primary School, big roofs are where photos from the air and thermal images show the most at once. Shop and office owners around Castle Quay Shopping Centre may find that large commercial roofs are frequently easiest to see from above or with a thermal imager.

Thermal roof survey in Banbury: what you get

We present each thermal image next to a normal photo of the same area, so it’s easy to see which part of the roof each one shows. Each one comes with an explanation, the moisture readings and our recommendation. Premium reports are sent the same day. You can talk the findings through with us at the in-person consultation. There’s a 12-month follow-up as well. We are frequently asked to look into patches of heat loss across the roof and damp patches with no obvious cause, across insulated roof spaces, ceilings below the roof and pitched roof slopes.

For a town like Banbury, every drone flight starts with a check of the Drone Safety Map, which shows restriction zones around airports and prisons. We fly a sub-250g drone and hold a CAA Flyer ID and Operator ID. We take care over neighbours’ privacy. In the open category, flights stay under 120 m (400 ft) with the drone in sight.

The report records the roof as we found it on the day. It is useful right away, and a good reference for later.

Checking the roof from the ground

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

When to book a survey in Banbury

Building owners and managing agents use thermal surveys to plan work on larger flat roofs. It can suggest which areas may be wet and which seem dry, so moisture readings can be targeted.

A survey can pick up problems like:

  • Moisture around outlets and upstands
  • Missing or slipped insulation
  • Stains that keep coming back
  • Areas of a flat roof that may hold water

With Broughton Castle about 2.5 miles south-west, the area around Banbury has a long history. Close-up aerial shots and thermal images let an old roof be checked without anyone disturbing it.

Before booking any roof surveyor

  • Their drone registration, if they fly one
  • Whether you get a written report with photos
  • Are they insured for the work?
  • How they’ll see the roof: from the ground, the loft, the roof or by drone

What’s in a roof survey

What we look for on each type of roof

Pitched slate and tile roofs

Inside the loft space, thermal images can help with damp around stacks, valleys and roof windows. We check any patterns with moisture readings.

GRP fibreglass roofs

Cracks in GRP can let water into the boards beneath. We check cracks by eye and use the images to see whether there is a pattern around them.

When you need someone else

It helps to know what a survey won’t do before booking:

  • A formal energy assessment
  • Clear results when the conditions on the day are poor
  • Confirming water without moisture readings

If in doubt, ring 07833 053749 or use the contact form and we will recommend the right survey. What our survey covers.

Banbury questions

Does a conservation area affect roof work in Banbury?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Is Banbury in the area you cover?

Yes, Banbury is one of the places we work. The survey and report are the same in Banbury as anywhere else, and visits run on weekdays and weekends.

Can you check my loft insulation with a thermal camera?

The camera can point to heat loss and gaps in insulation. The survey is not an energy rating or a heat loss calculation, but the images show where improvements may help.

Will you walk on the roof?

Only where it’s safe to do so. We inspect whatever is safely visible: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

Will thermal imaging find my leak?

It is a useful tool for tracing leaks, but not the only one. What it shows depends on the weather and the roof. If the source can’t be confirmed, we will say what could help next, like electronic leak detection.

Does the weather affect a thermal survey?

The results depend on the weather. Dry, calm weather after some sun gives the best chance of clear images. Our report notes the conditions and how they affected the findings.

Leave it or get it looked at?

Heat lost through a roof costs money every winter. The camera can point to gaps and thin areas in the insulation, so improvements can go where they’re needed. On a house in a town like Banbury, wet loft insulation stops working and can stay damp for a long time. That is an extra cost on top of the roof work itself.

Thermal roof survey starts from £400, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and which survey you book.

How the survey works

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. A typical visit in Banbury begins with the street side of the roof and then moves round the building. Rear gardens and side paths often give the best view of extensions and back slopes. The loft comes next, where there’s safe access.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. The roof is inspected visually from safe viewpoints.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Before the survey

  • Make a note of anything you’d like us to look at
  • Make sure pets are kept safely away
  • Dig out any old roof reports or invoices
