Thermal roof survey in Bloxham

Thermal imaging works best in the right conditions. A sunny day before the survey, a dry roof surface and little wind all help. Rain, a strong wind or heavy cloud can make the images less clear. We talk through the forecast as you book, and the report explains how the conditions on the day affected the results. We’re often asked to look into heat escaping through the roof and damp around chimneys and parapets, across flat roofs, pitched roof slopes and loft conversions.

Around Bloxham, lots of roofs are low enough to see partly from the garden or the street. The parts you can’t see, such as rear slopes, valleys and chimney tops, are where a drone or thermal camera adds detail. Both depend on the weather on the day, as calm, dry conditions suit both. Close-up images frequently show wear on ridges, verges and flashings that cannot be judged properly from the ground.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Drones, thermal imaging and Bloxham roofs

Broughton Castle, about 1.7 miles north-west, is one of the historic houses in the wider area around Bloxham. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Steep or complicated roofs are often hard to see from ground level, which is where photos from the air and thermal images help.

If you run a business near Castle Quay Shopping Centre, a commercial roof can be photographed from above without anyone walking on it. If you look after a building like Bloxham Church of England Primary School, thermal images can show where wet insulation sits under a big flat roof. If you own one of the older houses in the streets near Church of St Mary, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

How the survey works

Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. Most visits take about one to two hours at most homes, and more on a big or complicated roof. In a smaller place like Bloxham, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We check the roof from the ground, from windows and from the roof itself where it is safe.
  3. Thermal images are taken to show differences in surface temperature.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Before the survey

Bloxham questions

Is Bloxham within the area you cover?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when booking.

Does a conservation area affect roof work in Bloxham?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Does this replace a RICS home survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

What’s in the report?

It explains what we saw, what it means and what we’d suggest, with photographs throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Are you insured?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Is thermal imaging included in your surveys?

Thermal imaging is included in our Premium Survey, from £400. That also includes a full inspection, a drone inspection where it applies, structural analysis and a same-day report.

Does the weather affect a thermal survey?

The results depend on the weather. A dry surface, little wind and a sunny spell beforehand help most. We record the conditions in the report, so you know how much weight to give the images.

Tips from our surveys

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Use the report as a baseline for later checks
  • Check from the ground or a window, never by climbing
  • Clear a path to the loft hatch before we arrive
  • Keep dated photos of any marks on ceilings

You also get an in-person consultation with a Premium Survey, so you can go through the images with us. There is a 12-month follow-up too.

Clear outlets and gutters regularly, so water doesn’t sit on the roof. The less water sits, the less can find its way beneath.

Checking the roof from ground level

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

Honest limits

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Proving moisture from the images alone
  • What’s inside walls or under coverings, without opening up
  • Whether the deck or roof structure is strong enough

If in doubt, ring 07833 053749 or drop us an email and we’ll point you to the right survey before booking. What our survey covers.

What we check

  • Insulated roof spaces
  • Ceilings below the roof
  • Pitched roof slopes
  • Commercial roofs
  • Loft conversions
  • Flat roofs
