Thermal roof survey in Bodicote

A thermal survey isn’t a quick fix for every roof problem. It shows surface temperature, and things like sun, shade, reflections and wind all affect the readings. We back up the images with moisture readings and a careful look at the roof. Our report says plainly what the camera picked up and how sure we can be. If a finding can’t be confirmed, the report suggests a next step. If you’re worried about damp around roof outlets and upstands and damp that repairs haven’t cured, we can find out what’s behind it.

Around Bodicote, plenty of roofs are low enough to see partly from the garden or the street. Chimney tops, valleys and rear slopes are where close-up or thermal images help most. Both depend on the weather on the day. Even so, a close-up image frequently shows wear on ridges and flashings that a view from the ground misses.

We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

Tips that help

Most of what helps is simple and safe from the ground. A few suggestions:

  • Check from ground level or a window, never by climbing
  • Photograph damp patches with the date
  • Keep the report to compare against after any repair
  • Clear leaves from outlets and gutters each autumn

Buyers can use the findings when talking to the seller or agent. It’s your decision how to use it, whether that is asking for work or discussing the price.

Have small defects in the covering fixed early. Water that gets under a covering can spread a long way before it shows.

What happens on the day

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes about 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. In a smaller place like Bodicote, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.

  1. You tell us about the roof and any damp, leaks or cold rooms.
  2. We check the conditions and note how they may affect the images.
  3. A full inspection and thermal imaging are carried out together.
  4. We back up the thermal patterns with moisture readings.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Bodicote questions

Is my home in Bodicote listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Will you come out to Bodicote?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

Will you photograph what you find?

Yes, every report has them. Each finding is shown in a picture where possible.

Will you walk on the roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and anything out of sight is recorded in the report.

Will the survey show heat loss through my roof?

Thermal images can suggest where heat is escaping and where insulation may be missing. The survey is not an energy rating or a heat loss calculation, but the report shows where to look more closely.

How fast do I get the report?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

Does thermal imaging detect leaks directly?

Not directly. It shows temperature, and wet materials often behave differently from dry ones. We confirm what it suggests with moisture readings.

What affects the price in Bodicote

Survey packages start from £150, with VAT included. What you pay for your roof depends on:

  • Building height and the viewpoints available
  • Chimneys, valleys, parapets and other details
  • Whether it is a home or a commercial building
  • The use of thermal imaging or a drone

Every price we give includes VAT, and the written report is part of the package. Prices start from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

What we need to know

To price your survey accurately, we’ll ask about:

  • Where the property is, with the postcode
  • Anything about access we should know
  • Where any leaks, stains or damp patches show inside
  • Pictures from the garden or a window, if you have them

A quick phone call is typically the easiest start: call 07833 053749 or use the contact form and we will ask a few questions about the roof. You will have a price before anything is arranged.

What we can’t see

In fairness, a roof survey has limits:

  • A formal energy assessment
  • Structural calculations, which need a structural engineer
  • Readings unaffected by sun, shade or reflections

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • Commercial roofs
  • Ceilings below the roof
  • Pitched roof slopes
  • Loft conversions
  • Insulated roof spaces
  • Flat roofs

Drones, thermal imaging and Bodicote roofs

About 2.9 miles west lies Broughton Castle, a reminder of how long the area around Bodicote has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail.

If you live in an older home near Church of St John the Baptist, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help. If you look after a shop, office or commercial unit, for instance near Castle Quay Shopping Centre, a commercial roof can be photographed from above without anyone walking on it. Anyone responsible for a site like Longford Park Primary School will know that a drone or thermal camera can show a large roof in a single visit.

Rented homes, blocks and businesses

We survey roofs for landlords and agents as well as homeowners. A written report with photographs gives you a clear record of the roof.

Letting agents can arrange access with tenants. We survey on any day of the week, which can make access easier.

Checking the roof from ground level

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
