Bicester Thermal Roof Survey
Know where you stand with the roof before you decide what to do next. We carry out thermal roof surveys in Bicester.
- Areas of a flat roof that may hold water
- Heat escaping through the roof
- Gaps in loft insulation
Tips that help
Small things make a difference. Some pointers:
- Note where damp appears and after what weather
- Use the report as a baseline for later checks
- Do not switch the heating off ahead of the visit
- Remember the conditions on the day affect the results
Once we have been, the thermal images, photos and readings go into a single report. We explain what each image may mean, alongside what we recommend. Premium reports are sent the same day.
Watch for new damp patches on ceilings beneath the roof. Early action keeps insulation from staying wet.
Thermal roof survey in Bicester: what you get
A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. The camera doesn’t see water itself, so we check what it shows with moisture readings. It comes as part of our Premium Survey, from £400. Conditions on the day affect the results, and the report explains how. We survey pitched roof slopes, ceilings below the roof and insulated roof spaces, and common reasons people get in touch are damp where roofs meet walls and chimneys and heat escaping through the roof.
In older houses around Bicester, loft insulation can be thin, patchy or missing in places. A thermal camera shows those cold and warm patches, and some of them can point to moisture. What it shows is surface temperature, not water itself, so findings are checked with moisture readings. Results depend on the conditions, which is why the date is chosen with care.
We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that is said too.

Thermal roof surveys in Bicester: local notes
If your survey includes the drone, the flight is checked against the Drone Safety Map first. West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Steep or complicated roofs are often hard to see from ground level, which is where close-up aerial shots and thermal images help.
For an older house near a landmark like Church of St Edburg, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help. Shop and office owners around Bicester Village may find that big, flat commercial roofs are where aerial photos and thermal images help most. For site and facilities teams at buildings like Brookside Primary School, big roofs are where close-up aerial shots and thermal images show the most at once.

What happens on the day
Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes roughly 1–2 hours at a typical home, and more on a big or complicated roof. Most visits in a town like Bicester start at the front of the house and work round to the back. The back garden is often where extensions, dormers and rear slopes are best seen, so unlocked gates help. Then, if it can be reached safely, we look in the loft.
- We start with the roof, its history and any signs of damp or heat loss.
- The weather and surface conditions are recorded.
- We inspect the roof and take thermal images during the same visit.
- We back up the thermal patterns with moisture readings.
- The Premium report reaches you the same day, and we go through it with you in person.
Before the survey
- Mention any parking restrictions on your street
- If you are buying, check with the agent that we can get in
- Leave side gates unlocked

Can I check my roof myself?
A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
Why get it checked now?
If a big flat roof may need replacing, knowing the wet areas first is useful. Thermal imaging, checked with moisture readings, gives a clearer picture before you commit. Extensions and dormers on homes around Bicester often hide the first signs of trouble at their joints with the main roof. A few wet winters later, it can mean new plaster and decorating as well as roof work.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

For landlords and managing agents
We survey roofs for letting agents and landlords as well as householders. A photo-illustrated written report gives you a clear record of the roof, useful for planning maintenance.
Where a roof is shared: we need access agreed with the building owner or managing agent. Mention it when you contact us and we’ll plan the visit with that in mind.
Common questions in Bicester
Is my home in Bicester listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Is there anything to prepare before you come to Bicester?
Clear the way to the loft hatch if there is one, and let us know about any leaks, stains or past repairs. Let us know about parking and access in Bicester too.
Is thermal imaging useful on pitched roofs?
It can be useful, though pitched roofs are usually harder to read. The air space under slates and tiles can hide patterns, so we combine it with an inspection from the loft where there is safe access.
Is thermal imaging included in your surveys?
It is part of the Premium Survey, from £400. An in-person consultation and a follow-up 12 months later are included too. For bigger commercial roofs, we quote on size.
Is this an asbestos survey?
No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.
Do you cover Bicester for thermal roof surveys?
Yes. We survey roofs across London and South East England, Bicester included.
Does this replace a RICS home survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.
How the survey changes by roof type
Parapets, valleys and junctions
When valley or parapet gutters overflow, water can get into walls and ceilings. We use the camera and moisture readings to help follow it.
Loft insulation
Insulation often gets moved during work in the loft. Thermal images can show where it has been pushed aside.
