Thermal roof survey in Oxford
A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. Those patterns can point to trapped moisture, missing insulation or heat escaping. The camera does not see water itself, so findings are checked with moisture readings. It comes as part of our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. We survey flat roofs, commercial roofs and insulated roof spaces, and people most frequently book us about stains that keep coming back and possible trapped moisture under a flat roof covering.
Conditions on the day matter: a small drone can’t fly safely in strong wind or a downpour, and thermal images are clearest after a sunny day, on a dry roof, with little wind. For a roof in Oxford, the day is chosen with the forecast in mind. Some parts of a visit, like a look in the loft, don’t depend on the weather.
Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You will see the good as well as the bad.

Different roofs, different checks
Single-ply and EPDM roofs
Thin membranes can show patterns from the layers beneath. Shiny surfaces can reflect heat, so we take care reading the images.
GRP fibreglass roofs
Glossy GRP can reflect heat. We take that into account and check findings with moisture readings.
Why act early in Oxford
Before replacing a large flat roof, it helps to know how much of it is actually wet. Thermal imaging, checked with moisture readings, gives a clearer picture before you spend. For a shop, office or block in Oxford, a roof leak can mean closed rooms, damaged stock or unhappy residents. It is easier to plan work than to react to it.
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

How the survey works
We work from the outside in: outside views come first, then the loft space if there’s safe access. All told, expect roughly 1–2 hours at a typical home, or half a day or so for a commercial building. In a place the size of Oxford, the building you want surveyed may be a house, a flat above a shop or a whole block. Let us know which it is and who controls access, so the right access is in place on the day.
- We go through the roof, the problem and the weather expected on the day.
- The roof is inspected visually from safe positions.
- Thermal images are taken across the roof and, where there’s safe access, in the loft.
- We take moisture readings where the images suggest a problem.
- The report pairs each thermal image with a photo and explains what it suggests.
Before the survey
- If you are buying, let the agent know when we’re coming
- Note where any stains or damp appear
- Unlock side gates and any roof access doors
Getting a price

Thermal roof surveys in Oxford: local notes
There are several hotels within about a mile and a half of Oxford, and like offices and blocks, hotels often sit under flat roofs. For hotels and other commercial buildings, large roofs are where aerial photos and thermal images show the most at once. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Older coverings on steep or tall roofs are hard to judge from below, so close-up photos from the air and thermal images help.
Hotels and guest houses near Oxford can’t easily close rooms for a leak, so it’s worth knowing the roof’s condition. Holywell Manor lies about 0.8 miles north-west, so building around Oxford goes back a long way. Aerial photos and thermal images let an old roof be checked without anyone disturbing it.

What affects the cost of thermal roof surveys
What a survey costs depends on the time and equipment it needs. The main factors are:
- Building height and the viewpoints available
- Features like valleys, chimneys, dormers and parapets
- Basic, Standard or Premium
- How big the roof is
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £400, including VAT.
Booking your survey
When you call or email, these details help:
- The kind of building and roof involved
- Anything about access we should know
- Where the property is, with the postcode

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, call 07833 053749 or send us an email.
When to book a survey in Oxford
Buyers sometimes want more than a visual look at the roof. A Premium Survey adds thermal imaging, a drone inspection where it applies and a same-day report, which helps when timescales are tight.
Common reasons to book include:
- Cold areas below the roof
- Damp where roofs meet walls and chimneys
- Missing or slipped insulation
- Patches of heat loss across the roof
Take an older house close to St Clement's Church: steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view from above or with a thermal imager helps.
What to check before booking
- Is there a chance to talk the report through?
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- Whether VAT is added on top
- What the survey won’t cover
Questions from Oxford
Is there anything to prepare before you come to Oxford?
The main thing is access, inside and out, plus somewhere to park in Oxford. Let us know about known leaks or past repairs as well.
How do I find out if my home in Oxford is listed?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Can a thermal survey trace a roof leak?
Thermal imaging can help, alongside other checks. The results depend on conditions on the day. If the source can’t be confirmed, we will say what could help next, such as electronic leak detection.
How long is the visit?
Most surveys take about one to two hours at most homes, and about three to four hours for a commercial roof. We’ll confirm the timing when booking.
Does this replace a RICS home survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Will you walk on the roof?
Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest.
Which survey includes thermal imaging?
Thermal imaging is included in our Premium Survey, from £400. That also includes a full inspection, a drone inspection where applicable, structural analysis and a same-day report.
Checking the roof from the ground
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book, as it helps us focus the survey.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
