About roof surveys in OX4
Across London and the South East, roofs differ widely. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, while many post-war homes have concrete interlocking tiles. Whatever yours has, the survey is adapted to it. Some older homes have clay tiles, and many have a flat-roofed extension as well. Each part is checked in the way that suits it. We survey natural slate, lead flashings and clay and concrete tiles, and common reasons people get in touch are ponding, splits or blisters on flat roofs and worn lead at chimneys and abutments.
Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit normally takes an hour or two at most homes; commercial roofs usually need 3–4 hours.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Extra checks are carried out where your package includes them.
- The report is emailed with findings and recommendations.

Homes and roofs across OX4
OX4 has everything from older homes with tall chimneys to modern estates. Sooner or later, every roof needs its gutters, flashings and coverings checked.
London and the South East mix slate and clay tile roofs on older homes with concrete tiles on many later ones, and flat-roofed extensions and dormers are common everywhere. Each roof in OX4 is checked with its age and materials in mind.
Oxford: Historic houses such as Holywell Manor, about 0.8 miles north-west, show how far back building around Oxford goes. If your house is among the older ones, the roof may have been repaired many times, and the survey records how each part is holding up. Trees in and around South Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.
Different roofs, different checks
Natural slate
Inside the roof space, we check what’s under the slates. There may be old felt underlay, or none at all on very old roofs, and we note its condition.
Flat roof coverings
A felt roof often lasts around 15 to 20 years, while EPDM rubber often lasts 30 to 50 years and GRP up to about 30. We look at how the covering is wearing.
Tips that help
From years of surveys, a few habits stand out as worth the effort:
- Keep the report with your property records
- Let us know about past leaks
- Make sure we can open the loft hatch
- Mention any flat roofs as well as the main roof
The Premium Survey includes a 12-month follow-up. It helps you see whether anything has changed, and whether work has done its job.
Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Each report gives a record to compare against.
What a survey costs
Our packages start from £150, inc. VAT. What you pay for your roof depends on:
- Chimneys, valleys, parapets and other details
- How tall the building is and how easy the roof is to see
- Any need for thermal images or a drone flight
- Which survey package you book
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.
Helping us price your survey
A few details help us point you to the right survey and price. When you contact us, it is useful to mention:
- Where the property is, with the postcode
- The style of property, from a terrace to a block
- Pictures from the garden or a window, if you have them
- Anything about access we should know
You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, phone 07833 053749 or email us.
Why get it checked now?
Leaks rarely show up right away. Damp spreads through insulation and timber before anything shows below. From inside the roof space, we can often spot it sooner.
Questions to ask before booking
- Whether the loft is part of the inspection
- What insurance they carry
- What exactly goes into their report
- What experience they bring
DIY checks: what’s safe
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
OX4 questions
How long will you be at the property?
Allow about one to two hours on an ordinary house, or half a day or so for a commercial building. We’ll confirm what to expect when we arrange the visit.
Do you need to get into the loft?
Normally, if there is one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.
What do you check on a roof survey?
Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.
Does a roof survey replace a structural engineer?
No. Where we see something that needs a structural engineer, the report says so. We do not provide structural calculations.
Will the report say how many years my roof has left?
Not as an exact number, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.
Is OX4 in your area?
