About roof surveys in OX2

There’s no single reason to have a roof surveyed. Some have seen a mark on a ceiling or bits of tile in the garden, others want a check before selling or after years without one. The approach is the same in each case: we inspect carefully and explain what we see in writing. We survey on weekdays and at weekends, so finding a time is rarely difficult. Common reasons to book are loose ridge or hip tiles and torn or sagging underlay, on flat roofs, chimney stacks and clay and concrete tiles.

When we arrive, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can safely be seen. The survey usually takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Roofs, chimneys and gutters across OX2

OX2 has everything from older homes with tall chimneys to modern estates. Sooner or later, every roof needs its gutters, flashings and coverings checked, wherever they are in OX2.

Our area covers London and South East England, including OX2. Housing here runs from Victorian and Edwardian terraces to post-war new towns and modern estates.

Walton Manor: Holywell Manor, about 1 mile south-east, is one of the historic houses in the wider area around Walton Manor. Older homes in the area may have roofs that need matching materials when work is done. Trees in and around Oxford University Parks shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

What happens if roof problems are left?

Many roofs go years without anyone looking at them closely. Our report gives you a record of how the roof is today, which makes later changes easy to spot.

What to check before booking

  • Whether the inside of the roof is included
  • Which limits apply to the survey
  • Is there a chance to talk the report through?
  • How long the report takes to arrive

Tips from our surveys

Getting the most from a roof survey starts before we arrive and carries on afterwards. Tips:

  • Find records of any re-roofing or repairs
  • Photograph stains when they appear
  • Clear the loft hatch area before we arrive
  • Watch for slipped slates after bad weather

The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year.

After a storm, check the roof from the garden and the street. Fragments of slate or tile on the ground mean something has shifted. Prompt repairs stop small problems growing.

Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • A structural engineer’s report
  • Confirmation of asbestos in soffits or cement sheets
  • How the roof will behave in every kind of weather

Common roof problems in OX2

Slates and tiles often outlast the fixings that hold them. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, battens and pegs can rot.

Typical things we’re asked to look at include:

  • Debris building up in roof valleys
  • Cracked mortar along the ridge
  • Condensation or damp timbers in the loft
  • Gutters that overflow in heavy rain

Different roofs, different checks

Lead flashings and valleys

Flashings and valleys are where many leaks start. That’s why we look at them closely.

Clay plain and peg tiles

Tile-hanging on walls and dormer cheeks is checked as part of the roof where it is relevant. Gaps in tile-hanging let water reach the wall behind.

Questions from OX2

Is your survey a structural engineer’s report?

No. If we see signs that need an engineer, such as serious sagging, we’ll say so. We do not provide structural calculations.

What does a roof survey cost?

Roof survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from the building owner or managing agent. We inspect only the parts we’re allowed to reach.

Do I have to be there for the survey?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

Will you climb onto the roof?

Only when it’s safe. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where applicable.

How experienced are you?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys.
