Roof surveys around Sunnymead
Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look.
With Holywell Manor about 2.1 miles south, the area around Sunnymead has a long history. If your house is among the older ones, the roof may have been repaired many times, and the survey records how each part is holding up. If you live in an older home near Roman Catholic Church of St Gregory and St Augustine, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you live near a park such as Oxford University Parks, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

Roof survey in Sunnymead: what you get
Our roof surveys cover Sunnymead and the wider South East. Visits run seven days a week. We hold professional indemnity and public liability insurance, and bring 20+ years’ experience. You get a written report by email, with photos and clear recommendations. Whether it’s a house, a flat or a commercial building, the process is the same. When you’re ready to book, ring 07833 053749 or email us. If you’ve noticed slates or tiles that have slipped or broken and ridge tiles that have lifted or moved, a survey will tell you what’s going on, on the roof space, chimney stacks and lead flashings alike.
In a smaller place like Sunnymead, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

When you need someone else
We only report everything that’s safely in view on the day, so there are some things a survey cannot cover:
- What’s under the slates, tiles or felt
- Structural calculations (that is a structural engineer’s job)
- An exact number of years the roof has left
If you’re not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before booking. The full list of what we check.

Prices for roof surveys in Sunnymead
A few things affect what a survey costs:
- How complicated the roof is, with its valleys, chimneys and parapets
- Whether thermal imaging or a drone is needed
- The size of the roof
- Extensions, dormers and garages with roofs of their own
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.
Getting in touch
If you can, have these to hand when you get in touch:
- Any marks or damp showing indoors
- The address and postcode of the property
- What kind of property and roof it is
- Your timetable, such as an exchange date
Not sure which survey you need? It is easiest to phone 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We’ll explain the options and the price.
Should I look at the roof myself first?
During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
What we do, step by step
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about one to two hours for a house, and longer for a large or complex roof. If you have questions on the day, just ask. A visit to Sunnymead is planned like any other: the time, the access and where to park are agreed in advance. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.
- You let us know the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- We check the roof from every safe viewpoint outside.
- Inside, we check the loft space where there’s safe access.
- We email a written report with photos and recommendations.
Getting ready for the survey
- Have any questions written down, so nothing gets missed
- Have keys ready for side gates, garages or roof access doors
- Gather any invoices or paperwork from past roof work
Arrange a survey
Booking is simple: just phone 07833 053749 or drop us an email, tell us about the property and we will suggest the right survey. We confirm the price before anything is booked.
Related advice
Sunnymead: your questions answered
Does a conservation area affect roof work in Sunnymead?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Do you survey roofs for landlords with property near Oxford Parkway station?
Yes, letting agents and landlords book with us as well as owners. Just call 07833 053749 or use the contact form and tell us about the building.
Do you need to get into the loft?
If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.
Do I need to be at home?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
How long does the visit take?
On site, it usually takes an hour or two for most houses; commercial roofs usually need 3–4 hours. Report times depend on the package.
Can you survey in bad weather?
Light rain doesn’t usually stop a survey, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions aren’t right we will arrange another day with you.
What insurance do you have?
We are covered by professional indemnity and public liability insurance, for every survey we carry out.
Practical tips
A few practical points come up again and again on our surveys. They apply to most roofs:
- Keep a record of damp patches and dates
- Ask about a flat roof on an extension or garage too
- Have details of recent roof work to hand
- File the report with your home documents
With the Standard Survey you get a follow-up consultation, and the Premium Survey includes an in-person consultation. You can ask us about anything that is not clear.
Look at your roof from ground level after strong winds. Fragments of slate or tile on the ground mean something has shifted. Prompt repairs stop small problems growing.
Different roofs, different checks
Concrete interlocking tiles
Concrete interlocking tiles are common on post-war and newer homes. They last well, but their surface erodes slowly, and they can crack.
Natural slate
Slate is common on older homes in London and the South East. Where several slates have slipped, the cause is often nail fatigue, and we say how widespread it looks.
