How a gutter survey works in Sunnymead

Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, often down the brickwork or into the building. Our survey looks at the whole rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. The findings go into a written report with photos. We survey eaves gutters, outlets and hoppers and valley gutters, and people most often book us about blocked outlets and hoppers and gutters full of debris and silt.

Houses in smaller places like Sunnymead can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A careful look shows whether anything has started to loosen. Once one ridge tile or slate moves, wind gets under the next one too.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Gutter surveys around Sunnymead

About 2.1 miles south lies Holywell Manor, a reminder of how long the area around Sunnymead has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Take an older house close to Roman Catholic Church of St Gregory and St Augustine: its roof may have old fixings, lead flashings and chimneys that need a closer look. Trees in and around Oxford University Parks shed leaves that can end up in nearby gutters. If you run a business near Clarendon Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

How it works

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. Then the inspection itself takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Parking around Sunnymead is normally easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.

  1. We start by hearing about any drips, overflows or damp patches.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
  3. We check hidden gutters, such as valleys and parapets, where it’s safe to see them.
  4. We look in the roof space, where there’s safe access, for signs of water getting in.
  5. We send a written report with photos and clear recommendations.

Before the survey

Roof by roof

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Their joints and outlets still need checking.

Cast iron gutters

A cracked cast iron downpipe can leak down the wall unseen, so we check the wall behind for staining.

What we can’t see

It’s a careful look at the gutter, not the whole story. The main limits are:

  • Underground drains, which need a CCTV drain survey
  • The inside of a downpipe along its whole length
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)

If in doubt, ring 07833 053749 or send us an email and we’ll point you to the right survey before booking. What a survey covers and does not.

Roof types and parts we check

  • Parapet and box gutters
  • Outlets and hoppers
  • Valley gutters
  • Eaves gutters
  • Fascias and soffits
  • Downpipes

Surveys for landlords and agents in Sunnymead

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant, which helps with budgets and planning.

FAQs for Sunnymead

Is Sunnymead within the area you cover?

Yes, Sunnymead is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Does a conservation area affect roof work in Sunnymead?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Is a CCTV drain survey included?

No, we don’t carry out CCTV drain surveys. We check gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys across London and the South East.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so whoever owns or manages the building needs to agree access. We can only inspect what we’re given access to.

How long does a gutter survey take?

A visit usually takes an hour or two at a typical home, with bigger or more complicated roofs taking longer. You’ll know roughly how long when we arrange the visit.

What a survey costs

Prices vary from roof to roof, and it comes down to:

  • The size of the roof
  • The use of thermal imaging or a drone
  • How tall the building is and how easy the roof is to see
  • How complicated the roof is, with its valleys, chimneys and parapets

Every price we give includes VAT. Prices start from £150, including VAT. We confirm the price for your survey before booking.

What we need to know

Before you get in touch, it helps to have:

  • Your postcode, so we can check access and travel
  • Any deadline, such as an exchange date
  • Any marks or damp showing indoors
  • Photos of the roof, taken safely from ground level or a window

Every survey is priced before it is booked, so you know the cost up front. Prices start from £150, including VAT. To book, ring 07833 053749 or send us an email.

Tips that help

From years of surveys, a few habits stand out:

  • Watch the gutters during heavy rain
  • Watch ceilings under valley gutters for fresh marks
  • Check that downpipes are firmly fixed to the wall
  • Ask for valleys and parapet gutters to be cleared too

Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over. If it doesn’t, tell whoever did the work.

Have overhanging branches and climbing plants cut back from the roof using someone with the right kit. Fewer leaves in the gutters means fewer blockages.
