Wolvercote Gutter Survey
We carry out gutter surveys in Wolvercote and the rest of Oxfordshire. Surveys run on any day of the week.
- Downpipes that are split or coming away
- Choked outlets or hopper heads
- Gutters that have fallen out of line
Useful tips for Wolvercote property owners
Getting the most from a gutter survey starts before we arrive and carries on afterwards. Tips:
- Check that downpipes are firmly fixed to the wall
- Note any damp stains below the gutters
- Have gutters cleared at least once a year
- Check for spilling water in a downpour
You receive a written report with photographs and recommendations, prioritised by urgency where relevant. You can pass it to whoever you choose to do the work so they can see exactly what’s needed.
Don’t forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but you cannot check them from the street, so ask for them to be included when gutters are cleared.
Gutter survey in Wolvercote
Damp patches on inside walls, stains below a valley or water running down the brickwork frequently trace back to the gutters. We check whether gutters, outlets or downpipes are the likely source, as far as can be seen safely. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. We survey fascias and soffits, downpipes and eaves gutters, and common reasons people get in touch are water spilling over the gutter edge and joints that drip after rain.
Older buildings in small places like Wolvercote may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.
What you get is a clear record of the gutter on the day we saw it. That makes it useful now and a handy reference later.

What a survey costs
Every roof is different, so prices are confirmed before you book. This is what makes a difference:
- Whether thermal imaging or a drone is needed
- Extra roofs, like extensions, dormers or garages
- Roof area
- Building height and the viewpoints available
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you want to find out.
Helping us price your survey
Some details help us point you to the right survey and price. When you contact us, let us know:
- Why you want a survey: buying, a leak, a storm or new work
- Pictures from the garden or a window, if you have them
- Where water is showing inside, if it is
- What kind of property and roof it is
Gutter survey starts from £150, including VAT. The exact figure depends on the roof and the package, so phone 07833 053749 or send us an email with the details.
Gutter surveys around Wolvercote
With Holywell Manor about 2.7 miles south-east, Wolvercote sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look.
For landlords with property near Oxford Parkway station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you look after a building such as Wolvercote Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What this survey can’t tell you
Before booking, it’s worth knowing what a survey will not do:
- Pipes below ground level
- Rot or damp concealed behind fascias or inside walls
- The inside of a downpipe along its whole length
If you are not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. What our survey covers.
Roofs we survey in Wolvercote
- Eaves gutters
- Parapet and box gutters
- Valley gutters
- Fascias and soffits
- Downpipes
- Outlets and hoppers
How it works
Once we’ve finished looking, we write up our findings in a report with photos, sent to you by email. As for time on site, it usually takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Somewhere like Wolvercote needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.
- We start by hearing about any drips, overflows or damp patches.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Valley, parapet and box gutters are inspected as far as they can safely be seen.
- Where the loft can be reached safely, we check it for staining or damp.
- We send a written report with photos and clear recommendations.
Before we arrive
- Agree roof access with the managing agent if it is shared
- Gather any invoices or paperwork from past roof work
- Move anything stored under the loft hatch

Advice
Roof by roof
Cast iron gutters
Cracks often open on the back of cast iron downpipes, so we check the wall behind for staining.
Plastic (uPVC) gutters
Older plastic gutters can turn brittle and split. We check joints, brackets and the line of each run.
Signs you need a gutter survey in Wolvercote
Many gutter joints depend on rubber seals or sealant that age. Plastic sections expand and contract with the weather so their joints can start to leak. On cast iron, joints can rust and open up where the paint has failed.
Signs worth acting on include:
- Gutters overflowing in heavy rain
- Leaves and moss blocking gutters
- Fascia boards damaged by overflowing water
- Dripping or leaking gutter joints
If your home is one of the older ones in the streets near Church of St Peter, its chimney, valleys and lead work are likely to be the parts that need attention first.
What to check before booking
- What follow-up you get after the report
- Which viewpoints they use to see the roof
- What insurance they carry
- Whether VAT is added on top
