About our gutter survey in Bicester
Eaves gutters at the front of a building are easy to spot but a good many gutters are tucked away. Valley, parapet, box and secret gutters can send water indoors when they overflow. We inspect them as far as it’s safe to see them, from ground level, from windows, from the loft space and from the roof where it’s safe. Many leaks indoors start at a hidden gutter. If you’ve noticed blocked outlets and hoppers and leaking or loose downpipes, we can find out what’s behind it.
Bicester mixes older houses, frequently slate or clay tiled, with newer estates, many of them with concrete tiles. Chimneys on older houses may be redundant, capped or leaning, and their lead flashings still need to be sound. Later houses have their own typical faults, from loose ridge tiles to blocked gutters.
After the visit, you get a written report with photos, emailed to you. It explains the condition of the gutter, the defects we found and what we recommend.

Questions from Bicester
Do you carry out roof surveys in Bicester?
Yes. We survey roofs across London and the South East, and Bicester is part of that. Just call 07833 053749 or use the contact form and let us know about the property.
Does a conservation area affect roof work in Bicester?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
What do I do with the report?
You’ll receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
Do you use drones?
Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We’re a CAA-registered drone operator.
Do you climb onto every roof?
Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.
How experienced are you?
We have more than 20 years’ experience and have carried out more than 5,000 surveys.
Will you check the drains below ground?
No, we do not carry out CCTV drain surveys. We check gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.
How the survey works
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. A visit in Bicester runs most smoothly with the loft hatch clear, side gates open and a parking spot in mind. If you won’t be there yourself, let us know who will let us in.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are checked from ground level and windows.
- We check hidden gutters as far as safe access allows.
- Where it is safe, we check the loft for signs of water.
- A written report with photos and recommendations follows.
Getting ready for the survey
- Tell us about any leaks, stains or damp patches you know of
- Dig out any old roof reports or invoices
- Agree roof access with the managing agent if it’s shared

How we price gutter surveys
We confirm the exact price before booking. This is what makes a difference:
- Commercial roofs and larger buildings
- The number of roofs, including extensions and garages
- How tall the building is and how easy the roof is to see
- The shape of the roof and its details
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Gutter survey starts from £150, including VAT.
What to tell us when you contact us
The more you let us know, the easier it is to price the survey. When you contact us, tell us:
- Why you want a survey: buying, a leak, a storm or new work
- Your postcode, so we can check access and travel
- How the loft is reached, if there is one
- When you need the report by
Unsure which package suits your roof? The easiest way is to call 07833 053749 or send us an email and describe the roof and what’s worrying you. We will talk you through the options and what they cost.
Gutter surveys around Bicester
West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
Shop and office owners around Bicester Village may find that a roof report helps plan work around trading rather than after a leak. Landlords with a home close to Bicester North station may find that a dated record of the roof is useful when planning maintenance across a let.

What we’re asked to look at in Bicester
Gutter brackets work loose or corrode with age. A gutter full of wet debris is heavy, and that weight pulls sections out of line. Lose the fall and water gathers in the dip, then overflows.
Things that often lead to a survey include:
- Brackets that have dropped or snapped
- Blocked outlets and hoppers
- Rotten fascias or stained soffits
- Water backing up from a hidden gutter
The streets around a church such as Church of St Edburg are frequently among the oldest in a place, and if your house is among the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.
Before booking any roof surveyor
- How soon the report will arrive
- What happens after the report arrives
- Whether the inside of the roof is included
- Will the report include photos?
When you need someone else
Without opening up the roof, some things stay hidden, so a survey has limits:
- The inside of buried drains
- The inside of a downpipe along its whole length
- Parts of gutters that cannot be seen safely
If you are not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer. What a survey covers and does not.
Roof types and parts we check

- Eaves gutters
- Parapet and box gutters
- Fascias and soffits
- Outlets and hoppers
- Valley gutters
Can I check my roof myself?
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
For landlords and managing agents
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.
