How a gutter survey works in Bucknell

Some gutters are easy to see from the street, but many aren’t. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can send water indoors when they overflow. We check them as far as they can be seen safely using vantage points, the roof space and the roof itself where safe. Many leaks indoors start at a hidden gutter. We survey parapet and box gutters, eaves gutters and outlets and hoppers, and the problems we are asked to look at most are soffits marked by water and downpipes that are split or coming away.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

How the survey works

Once we’ve finished looking, we write up our findings as a photo-illustrated written report. On timing, it usually takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Older rural homes like those around Bucknell can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

We survey roofs for landlords and agents as well as homeowners. A written report with photos gives you a clear record of the gutter, which helps you plan work between tenancies.

Signs you need a gutter survey in Bucknell

Hidden gutters are often lined with lead or another sheet covering. When a lining splits or an outlet blocks, the water can come inside, because there’s no outer edge for it to spill over. Lead is also a target for theft.

These are some of the problems a survey can pick up:

  • Gutters that have fallen out of line
  • Gutters packed with leaves or moss
  • Overflowing eaves gutters
  • Overflowing valley or parapet gutters

For businesses in and around places such as Bicester Village, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Questions to ask before you book

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Their report turnaround times
  • Which parts of the roof they’ll actually see
  • Is VAT included in the price?

What to expect from a roof survey

Before and after the survey

Most of what helps is simple and safe from the ground. Our suggestions:

  • Have gutters cleared at least once a year
  • Check from ground level or a window, not a ladder
  • Note any damp stains below the gutters
  • Check that downpipes are firmly fixed to the wall

Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over. If it doesn’t, tell whoever did the work.

Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.

Local roofs in Bucknell

West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

If you live in an older home near Church of St Peter, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Take a building like Gagle Brook Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.

Bucknell: your questions answered

How do I find out if my home in Bucknell is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you cover smaller places like Bucknell?

Yes. Bucknell is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, backed by photographs. Anything we couldn’t see safely is noted too.

Do you need to get into the loft?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps.

Can the survey be at a weekend?

Yes, weekend visits are possible as well as weekdays. To book, ring 07833 053749 or send us an email.

Is a CCTV drain survey included?

No, CCTV drain work isn’t part of this survey. The survey covers gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.

Does the report include photos?

Yes. Photos are part of every report.

What a gutter survey does not cover

A survey is a careful look at the gutter, but it can’t do everything. The main limits are:

  • Parts of gutters that cannot be seen safely
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Underground drains, which need a CCTV drain survey

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you before you book. What our survey covers.

  • Downpipes
  • Outlets and hoppers
  • Fascias and soffits
  • Eaves gutters

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in.
