Surveys for landlords and agents in Bucknell

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters.

How a roof leak investigation works in Bucknell

On older houses, leaks often start at lead work and hidden gutters. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. If your home has a butterfly roof, the central valley gutter is a common culprit. Parapet walls and their gutters are checked from wherever it’s safe. Our report shows what we found, with photos. If you’ve noticed ceiling stains that grow after rain and wet patches on loft insulation, we can find out what’s behind it, whatever the roof.

Being in a small place like Bucknell makes no difference to how a leak or storm damage is looked at: the journey and access are just planned ahead of time. Tell us where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. If you have photographs of the water coming in, they help as well.

Findings are set out part by part, from the coverings down to the gutters. It records what’s sound as well as what isn’t.

What this survey can’t tell you

Before booking, it’s worth knowing what a survey will not do:

  • Leaks that only appear in weather we can’t recreate
  • Putting the leak right
  • Water from pipes, tanks or heating systems

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you before you book. The full list of what we check.

Roof types and parts we check

  • Slate and tile slopes
  • Flat roof details
  • Valleys and parapet gutters
  • Lead flashings
  • Rooflights and dormers
  • Chimney stacks
  • The roof space

What we look for on each type of roof

Slate and tile slopes

Slipped, cracked or missing slates and tiles let rain onto the underlay. Ageing felt eventually lets water through.

Chimney stacks

We look at the outside of the stack and the breast inside, and it is not a flue or gas safety check.

How the survey works

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes between one and two hours for a house, rising to roughly 3–4 hours on a commercial building. Cottages and farmhouses around Bucknell often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We help you choose the package that suits the leak.
  2. We agree a date, including weekends.
  3. We inspect inside and out, starting from the stain.
  4. Where it’s useful and included, we take moisture readings and use thermal imaging.
  5. You get photos, the likely cause and clear recommendations.

Preparing for the visit

  • Let us know about parking near the property
  • If you’re buying, check with the agent that we can get in
  • Keep pets out of the way during the survey

Leaks and storm damage in Bucknell

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the roof type helps narrow down where water may be getting in.

For an older house near a landmark like Church of St Peter, the leak may come from a chimney, a valley or tired lead rather than the covering itself. For site and facilities teams at buildings such as Gagle Brook Primary School, tracing a leak on a big roof starts with where the water appears and works back. For businesses in and around places such as Bicester Village, a quick answer on where water is coming in keeps a business running.

Bucknell is about 2 miles north-west of Bicester, in Oxfordshire. Bucknell is one of many places we visit across Oxfordshire. We cover towns and villages across Oxfordshire, from the larger towns to small villages. There’s also a page for Oxford.

Prices for roof leak investigations in Bucknell

We confirm the price for your roof before booking. This is what makes a difference:

  • Extensions, dormers and garages with roofs of their own
  • How big the roof is
  • Any need for thermal images or a drone flight
  • How tall the building is and how easy the roof is to see

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. The price for your roof depends on its size, access and what you need to know.

What we need to know

Some details help us suggest the right survey and price. When you get in touch, it’s useful to mention:

  • What kind of property and roof it is
  • The reason for the survey, like buying, a leak or storm damage
  • When you need the report by
  • Where water is showing inside, if it is

Most bookings start with a short call: ring 07833 053749 or use the contact form. You will have a price before anything is arranged.

DIY checks: what’s safe

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Your questions about roof leak investigations in Bucknell

Will you come out to Bucknell?

Yes, Bucknell is covered. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.

Is my home in Bucknell listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you take photos of the roof?

Yes, every report has them. Pictures sit next to the findings they show, which makes the report easy to follow.

Can you survey at the weekend?

Surveys run seven days a week. To arrange a date, phone 07833 053749 or send us an email.

How quickly is the report sent?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Can you trace a leak in dry weather?

In most cases, yes. Damp materials can be found without rain. For leaks that only happen in certain storms, we report the most likely routes.

Can you always find the source?

Not always, and we will be honest about that. Water can travel a long way, and some leaks only show in particular storms. If we can’t be sure, the report ranks the possible sources.
