Roof leak investigations across Oxfordshire: what to expect
Roof leaks rarely show up where you’d expect. It can run along a rafter, a batten or the underlay before it drips, so the stain on your ceiling is seldom right under the hole. Our leak investigation traces it back, one likely route at a time. Patching the spot above the stain frequently misses the real cause. Tracing the route first means any work can be aimed at the right place. We survey lead flashings, rooflights and dormers and slate and tile slopes, and the problems we are asked to look at most are leaks that appear only in driving rain and staining around the chimney inside.
We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take about one to two hours for most homes, though a hard-to-trace leak can take longer.
- You tell us where the water appears, when, and what the weather was doing.
- Inside, we check the stain and the ceiling around it.
- From the roof space, we trace the water’s route where there’s safe access.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
- We email a written report showing where the water most likely gets in.

Around Oxford
In Oxford, that means homes and buildings near Headington Rye Oxford, Alexander Library of Ornithology and South Park and the streets around them. Also close by are East Oxford Primary School (less than half a mile south-west), Cheney School (less than half a mile east), The Star pub (within half a mile west) and St Clement's Church (within half a mile north-west). For rail, the closest station is Oxford station, about 1.6 miles west. A little further out are Warneford Hospital (less than half a mile east) and Rumble Museum (under half a mile east). The countryside around Oxford includes CS Lewis Nature Reserve and Headington Hill.
Roof leak investigations across Oxfordshire: local notes
Across Oxfordshire, many leaks only appear in particular weather, which is a useful clue in itself. From Oxford, Banbury and Didcot outwards, the search starts inside and works back to the roof.
Autumn and winter storms across the South East find any loose slate, tile or ridge. In Oxfordshire, as elsewhere, exposed details are where damage shows first.
Oxford: If you look after a building like East Oxford Primary School, a leak through a large roof is frequently found some distance from where the water shows inside. If you let a flat or house near Oxford station, tracing a leak quickly matters when a tenant is living with it.
When you need someone else
Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:
- Faults hidden behind ceilings or boarding
- An intermittent leak that shows no trace on the day
- The repair itself (the investigation finds and reports the cause)
Landlord and commercial surveys in Oxfordshire
Any of our surveys can be booked by landlords, agents and building managers in Oxfordshire. To discuss a property or a block, call 07833 053749 or send us an email.
An agent can book and manage the survey for a landlord. Access is agreed with the tenant beforehand.
Should I look at the roof myself first?
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
Tips from our surveys
From years of surveys, a few habits stand out:
- Let us know what has already been tried
- Keep water away from lights and sockets
- Catch drips in a bucket and protect the floor
- Write down the wind direction and rain when it leaks
Standard includes a follow-up consultation to talk the findings through, while Premium includes one in person. You can ask us about anything that isn’t clear.
Have flashings and flat roofs looked at every few years. Flashings, valleys and flat roof details are frequent weak points, and wear is easier to deal with before water gets in.
Why act early?
Damp in a ceiling or loft can lead to mould. Once mould takes hold, it is harder to clear. Finding the leak comes first.
What to check before booking
- What the survey won’t cover
- How long the report takes to arrive
- Their drone registration, if they fly one
- Whether VAT is in the quoted price
Oxfordshire: your questions answered
How do I arrange a roof leak investigation in Oxfordshire?
Simply call 07833 053749 or use the contact form. After a few questions, we confirm the price and fix a day.
Do you test for asbestos?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.
Do you take photos of the roof?
Yes. Photos are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.
Do you survey on Saturdays and Sundays?
Visits run seven days a week in the daytime. Let us know your preferred days as you book.
What should I do before you arrive?
Note when the leak appears and what the weather was doing. Move stored items away from the loft hatch. If water is near any fittings, have an electrician check them.
Do you use thermal imaging to find leaks?
We use thermal imaging where it helps, and it’s included in our Premium Survey. It picks up temperature patterns rather than water, so anything it suggests is checked with moisture readings.
How quickly is the report sent?
That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.
