Roof leak investigation in Winterbrook: what you get
Our roof leak investigations cover Winterbrook and the wider South East. We visit on weekdays, Saturdays and Sundays. The investigation covers inside and out, from the stain to the likely entry points. You get a report with photographs and recommendations. If it is leaking right now, contain the water and keep it clear of electrics, then ring 07833 053749 or use the contact form to arrange a visit. Typical surveys look at staining where a gutter or parapet meets the wall and leaks below a flat extension roof, on valleys and parapet gutters, slate and tile slopes and the roof space.
Somewhere as small as Winterbrook, older roofs have often been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, especially to an insurer. We check what can safely be seen and set out what we find. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.
What you get is a clear record of the leaking roof on the day we saw it. It is useful right away, and a good reference for later, like when you want to compare after future work.

Leave it or get it looked at?
Water damage grows the longer it’s left. Wet timbers start to decay, plaster softens and insulation stops working. Tracing it now means less to put right later. Where a roof is exposed, as many are in small places like Winterbrook, driving rain gets into any weakness, and damp in older walls is slow to dry out.
Prices quoted always include VAT, and the report isn’t charged as an extra. Roof leak investigation starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Wind, rain and roofs in Winterbrook
Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Where water gets in depends a good deal on what the roof is made of and how it’s detailed. About 2.7 miles north-west lies Brightwell Manor, a reminder of how long the area around Winterbrook has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
Anyone responsible for a site like Cholsey Primary School will know that on a building that size, finding the source of a drip means looking well beyond the stain. If you own one of the older houses in the streets near St John the Baptist's Church, lead flashings, valleys and old chimneys are typical places for water to get in. Homes near green spaces such as Kinecroft can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.
Winterbrook is about 3 miles south of Benson, in Oxfordshire. Roofs in Winterbrook get the same thorough look as anywhere else in Oxfordshire. Winterbrook is one of the towns and villages in Oxfordshire we cover. We also survey roofs in Reading.

Surveys for landlords and agents in Winterbrook
We survey roofs for landlords and letting agents as well as homeowners. The report gives you a dated record of the leaking roof, with photographs, useful for planning maintenance.
Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.
Tips from our surveys
A survey works best with a little help from you, before and after. Tips:
- Check whether pipes or tanks run near the stain
- Note the weather when the leak shows
- Photograph the stain each time it appears
- Move stored items away from the hatch
The report gives whoever carries out the work a clear starting point. The photos show the defects and where they are, so the repair is aimed at the cause.
Have flashings and flat roofs looked at every few years. Flashings, valleys and flat roof details are frequent weak points, and catching wear early keeps water out.
How the survey works
The aim of the visit is simple: to see as much of the leaking roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It normally takes between one and two hours at a typical home, though large, tall or awkward roofs take more time. Rural addresses near Winterbrook can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.
- We start with your notes and photos of the leak.
- We examine the damp area and the rooms near it.
- From the loft space, we trace the water’s route where there’s safe access.
- We inspect the likely entry points outside, from the ground, windows and the roof where safe.
- You receive a report with the likely source, photos and recommendations.
Getting ready for the survey
- Buyers: confirm access with the estate agent or seller
- Point out any leaks or damp patches
- Have any paperwork from past roof work to hand

Advice
What this survey can’t tell you
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Faults hidden behind ceilings or boarding
- Whether rotten timbers meet design loads
- Putting the leak right
If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer. What our survey covers.
What this survey covers
- Rooflights and dormers
- Valleys and parapet gutters
- Slate and tile slopes
- Flat roof details
- The roof space
- Lead flashings
- Chimney stacks
Can I check my roof myself?
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Questions from Winterbrook
Do you cover Winterbrook?
Yes. We survey roofs across London and South East England, and Winterbrook is part of that. Just ring 07833 053749 or use the contact form and let us know about the property, and we will talk through which survey suits.
How do I find out if my home in Winterbrook is listed?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Will you walk on the roof?
Only when it is safe. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the loft space and a drone where it applies, and the report records anything we couldn’t see.
Why is the stain in a different place from the leak?
Because water travels. It runs along rafters, battens or underlay before it drips, so the entry point is often well away from the mark. That’s why we trace the route rather than patching above the stain.
Is it a leak or condensation?
Many apparent leaks turn out to be condensation. Leaks tend to follow wet weather and show in one place, while condensation is often widespread and worst on cold days. We tell you which it is most likely to be.
Can thermal imaging help find my roof leak?
Where conditions suit, it can. It works best after a sunny day, with a dry roof surface and little wind. Damp areas can hold heat differently from dry ones. Its findings are confirmed with a moisture check.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.
