Roof leak investigation in Benson

Our job is to find the likely source and tell you. The report shows, with photos, where we believe the water gets in and how it travels, and recommends what should be done. It gives any roofer a clear brief. The investigation finds and explains the cause, while the repair is a separate matter. If you’re worried about water through the ceiling under a flat roof and drips from nail tips in a cold loft, a survey will tell you what’s going on, on flat roof details, chimney stacks and valleys and parapet gutters alike.

Older cottages and houses around Benson may have roofs with little or no underlay. Without a sound underlay, any gap in the coverings lets water straight through. Whether it’s long-term wear or recent damage makes a difference to what happens next. Wet battens and insulation in the loft are often the first clue.

What you get is a clear record of the leaking roof on the day we saw it. It is useful straight away, and a good reference for later, such as when you want to compare after future work.

FAQs for Benson

Is my home in Benson listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you cover Benson?

Yes, Benson is one of the places we work. Every survey there gets the same written report with photographs.

What happens next?

We email you the written report with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. We check the parts we are given access to, and the report makes that clear.

Can every leak be traced?

Not always, and we’ll be honest about that. Some leaks hide well, particularly those that need wind-driven rain. If we can’t be sure, the report ranks the possible sources.

How experienced are you?

More than 5,000 surveys over 20+ years, across London and South East England.

What does a roof survey cost?

Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

What a roof leak investigation looks like in Benson

Historic houses such as Brightwell Manor, about 2.7 miles west, show how far back building in the area around Benson goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Different coverings let water in at different points, which shapes where the search starts.

If you let a flat or house near Cholsey station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. Take a building like Benson Church of England Primary School: water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. Take an older house close to Church of St Helen: the leak may come from a chimney, a valley or tired lead rather than the covering itself.

Tips from our surveys

There is plenty you can do without going near the roof. What helps most:

  • Catch drips in a bucket and protect the floor
  • Record whether it leaks in every downpour or only some
  • Tell us if there are tanks or pipes in the loft
  • Keep a photo record of the damp patch

Keep the report after the work is done. If the leak returns, it’s a useful record of what was found, which makes the next step quicker.

Do not block the vents at the eaves. Good airflow reduces condensation, which is frequently mistaken for a leak. Keep insulation clear of the eaves.

How the survey changes by roof type

Slate and tile slopes

A gap in the coverings exposes the underlay. Older felt may hold for a while, but it tears with age.

Flat roof upstands and outlets

The upturned edge of a flat roof covering keeps water out at walls. A low or cracked upstand is a common way in.

What we do, step by step

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. A typical survey takes about 1–2 hours at a typical home, and longer for a large or complex roof. In a smaller place like Benson, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. You pick a Basic, Standard or Premium Survey.
  2. We agree a date, including weekends.
  3. We inspect inside and out, starting from the stain.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. The report explains the likely entry point and what needs attention.

Before the survey

  • Keep pets inside or away from the areas we are looking at
  • Have any questions written down, so nothing gets missed
  • Find any records of previous roof work

Advice

Can I check my roof myself?

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Why it’s worth a survey now in Benson

Lingering damp encourages mould on ceilings and walls. It is unpleasant, and it is harder to deal with once established. Stopping the water is the first step. In a smaller place like Benson, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Each storm lifts it a little further, and water follows.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.
