Roof leak investigation in Brightwell-cum-Sotwell
Some ‘leaks’ are not leaks at all. In a badly ventilated roof space, condensation can form under the roof and drip, leaving marks that look just like rainwater. Telling the two apart matters, because they need very different work. We check the pattern of damp, the weather and the ventilation before reaching a view. We survey rooflights and dormers, the roof space and chimney stacks, and people most often book us about leaks that appear only in driving rain and leaks at a dormer or roof window.
Being in a small place like Brightwell-cum-Sotwell makes no difference to how a leak or storm damage is looked at: we simply plan the journey and access ahead. It’s useful to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. If you have photographs of the water coming in, they help as well.
The report records the leaking roof as we found it on the day. It’s useful straight away, and a good reference for later, such as when you want to compare after future work.

When you need someone else
To be straight with you, there are limits to any roof survey:
- The repair itself (the investigation finds and reports the cause)
- What’s under the covering or behind the plaster
- Plumbing leaks that look like roof leaks
If you are not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before booking. What our survey covers.
What we look at
- Flat roof details
- Chimney stacks
- Slate and tile slopes
- Rooflights and dormers
- The roof space
- Lead flashings
- Valleys and parapet gutters
The survey, step by step
Every roof is different; as a rough guide, the survey takes an hour or two, more where the leak is intermittent or the roof is large. If you have questions on the day, just ask. For a village or hamlet like Brightwell-cum-Sotwell, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.
- You get in touch with details of the leak and any photos.
- Inside, we check the damp area and the roof space above it.
- We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
- We use moisture detection, and thermal imaging where it is useful.
- Your report sets out where the water is most likely getting in, with photos and recommendations.
How to prepare
- Buyers: confirm access with the estate agent or seller
- Have any questions written down, so nothing gets missed
- Keep pets inside or away from the areas we’re looking at

Your questions about roof leak investigations in Brightwell-cum-Sotwell
Will you come out to Brightwell-cum-Sotwell?
Yes. Brightwell-cum-Sotwell is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Does a conservation area affect roof work in Brightwell-cum-Sotwell?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Can you find a leak when it isn’t raining?
Usually, yes. Damp materials can be found without rain. If a leak only appears in driving rain from one direction, we’ll tell you what we found and what’s most likely.
Is thermal imaging part of a leak investigation?
Thermal imaging is used where it is useful, and it is part of the Premium Survey. It picks up temperature patterns rather than water, so we confirm its findings with moisture readings.
Do you test for asbestos?
No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. Roofs over flats are frequently shared, so whoever owns or manages the building needs to agree access. We can only inspect what we are given access to.
What happens after the survey?
We email you the written report with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
Surveys for landlords and agents in Brightwell-cum-Sotwell
Letting agents can arrange access with tenants, at a time agreed beforehand. Surveys run on any day of the week, which can make access easier.
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
What happens if roof problems are left?
Leaks tend to get worse, not better. Each storm can open a gap a little more. An investigation now gives you time to plan the work. In a small place like Brightwell-cum-Sotwell, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Can I check my roof myself?
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Leaks and storm damage in Brightwell-cum-Sotwell
Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the roof type helps narrow down where water may be getting in. With Brightwell Manor about 0.3 miles south-west, Brightwell-cum-Sotwell sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
Take a building like Brightwell-Cum-Sotwell Church of England Primary School: tracing a leak on a big roof starts with where the water appears and works back. If you live in an older home near Church of St James, the leak may come from a chimney, a valley or tired lead rather than the covering itself. Living close to The Bull Croft is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.

What affects the price in Brightwell-cum-Sotwell
Prices always include VAT. The things that change the price are:
- How big the roof is
- Whether you choose the Basic, Standard or Premium Survey
- How tall the building is and how easy the roof is to see
- How complicated the roof is, with its valleys, chimneys and parapets
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We will give you the figure before anything is booked.
