Mackney Roof Leak Investigation
Tracing where water is getting into your roof in Mackney. We have completed more than 5,000 surveys across London and South East England.
- Staining around the chimney inside
- Drips from nail tips in a cold loft
- Leaks that appear only in driving rain
How a roof leak investigation works in Mackney
We use moisture detection and thermal imaging where they help. Moisture detection confirms where timbers, plaster or insulation are damp. A thermal camera shows patterns of temperature rather than water, so we confirm what it suggests with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. Thermal imaging works best after a sunny day, on a dry roof with little wind. If you’ve noticed wet patches high on an inside wall and damp underlay across a wide area, we can find out what’s behind it, on slate and tile slopes, chimney stacks and rooflights and dormers alike.
For a small place like Mackney, the inspection is the same as anywhere: we simply plan the journey and access ahead. It’s useful to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. If you have photos of the water coming in, they help as well.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What a roof leak investigation looks like in Mackney
Historic houses such as Brightwell Manor, about 0.5 miles north, show how far back building in the area around Mackney goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Different coverings let water in at different points, which shapes where the search starts.
Trees in and around Kinecroft shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. For landlords with property near Cholsey station, tracing a leak quickly matters when a tenant is living with it. If your home is one of the older ones in the streets near Church of St Agatha, leaks on older roofs frequently start at lead flashings, valleys or around old chimney stacks.

Why get it checked now?
A leak rarely stays small. Damp spreads into rafters, ceilings and insulation. Finding the source early keeps the damage down. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

Practical tips
Over many surveys, some simple habits stand out as worth the effort:
- Leave roof access to professionals
- Keep a photo record of the damp patch
- Keep water away from lights and sockets
- Write down the wind direction and rain when it leaks
If there are several possible sources, we list them in order of likelihood. Recommendations are prioritised by urgency where relevant.
Keep the roof space ventilated. Air movement keeps condensation down, and condensation is a common false alarm. Keep insulation clear of the eaves.
How it works
The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about one to two hours for most homes, though a hard-to-trace leak can take longer. Around Mackney, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.
- We start with what you’ve seen: where the stain is and when it gets worse.
- Inside, we check the damp area and the roof space above it.
- Likely entry points outside are checked, from flashings and valleys to gutters and outlets.
- We use moisture detection, and thermal imaging where it is useful.
- Your report sets out where the water is most likely getting in, with photos and recommendations.

What we can’t see
In fairness, a roof survey has limits:
- Leaks from plumbing, tanks or pipework rather than the roof
- Defects hidden under coverings or inside walls without opening up
- Whether rotten timbers meet design loads
If in doubt, ring 07833 053749 or send us an email and we’ll suggest the right survey before booking. What our survey covers.
Roof types and parts we check
- Flat roof details
- Slate and tile slopes
- Rooflights and dormers
- Valleys and parapet gutters
- Lead flashings
- The roof space
- Chimney stacks
Rented homes, blocks and businesses
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.
If the property is let, the agent or a tenant can let us in. Surveys run on any day of the week, which can make access easier.
What a survey costs
All our prices include VAT. What changes the price is:
- How complicated the roof is, with its valleys, chimneys and parapets
- The package you choose: Basic, Standard or Premium
- The size of the roof
- The type of building, from a house to a block or an office
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We can help you choose the package that fits what you want to find out.
Booking your survey
If you can, have these to hand when you contact us:
- The address and postcode of the property
- Pictures of the roof from a safe spot, if you have them
- How the loft is reached, if there is one
- Any deadline, like an exchange date
Most bookings start with a short call: ring 07833 053749 or send us an email, and we will ask about the building and what you need. You’ll have a price before anything is arranged.
Mackney questions
Do you cover Mackney?
Yes, Mackney is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
How do I find out if my home in Mackney is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
What does a roof survey cost?
Prices start from £150, including VAT. We confirm the exact price before booking, and it depends on the roof’s size, access and the package you choose. For a price, call 07833 053749 or send us an email.
Do you climb onto every roof?
Only where it’s safe to do so. We check everything that can be seen safely: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. Roofs over flats are often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.
Do you test for asbestos?
No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.
When does the report arrive?
Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, tell us as you book.
