Flat roof survey in Mackney

Offices, shops, industrial units and blocks of flats frequently sit under large flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. We record the condition with photos so work can be planned and budgeted. Commercial roofs are quoted for their size and access, so please ring 07833 053749 or drop us an email with the address and an idea of the roof’s size. We’re often asked to look into leaks around rooflights and upstands pulling away from walls, on GRP fibreglass, EPDM rubber and mastic asphalt.

Somewhere as small as Mackney, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when you book.

The report records the flat roof as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

When you need someone else

It helps to know what a survey won’t do before booking:

  • Asbestos testing, which needs a specialist asbestos surveyor
  • Structural calculations, which need a structural engineer
  • Fragile surfaces, which we don’t walk on

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you. The full list of what we check.

What this survey covers

  • EPDM rubber
  • Felt flat roofs
  • Single-ply membranes
  • Upstands and outlets
  • GRP fibreglass
  • Mastic asphalt

Practical tips

Small things make a difference. Some pointers:

  • Check that new brackets or units haven’t damaged the covering
  • Ask contractors to protect the roof if they work on it
  • Keep clear of rooflights and fragile roof sheets
  • Look for standing water a day after rain

If anything in the report is not clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, so you can talk the findings through.

Small defects are simpler to deal with while they’re still small. A flat roof that’s looked after between surveys usually lasts longer.

Common questions in Mackney

Do you carry out roof surveys in Mackney?

We do. The survey and report are the same in Mackney as anywhere else, and visits run on weekdays and weekends.

How do I find out if my home in Mackney is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

When does the report arrive?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

What’s in the report?

It sets out what we found, why it matters and what we recommend, backed by photos. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

Will I get photos?

Yes. We photograph the roof as we go, and the report uses them to show each finding.

Can you give me structural calculations?

No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.

Do you cover flat roofs on blocks of flats?

Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. We quote bigger roofs on their size and how they’re reached, so ring 07833 053749 or send us an email with the address.

Roof by roof

Rooflights and upstands

The joins around rooflights and at upstands are common leak points. We check how the covering is finished around each rooflight and upstand.

Felt and built-up roofs

Many extensions, garages and dormers have a felt roof laid in layers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.

What happens on the day

It’s useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit usually takes about one to two hours at a typical home, and more on a big or complicated roof. In a hamlet or village like Mackney, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We look at the roof from ground level, windows and the roof where it’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photographs and recommendations, comes to you by email.

How to prepare

  • Mention any parking restrictions on your street
  • For flats, make sure roof access has been agreed
  • Point out any leaks or damp patches

Book a survey

If you’re buying, it helps to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or drop us an email when you’re ready.

Landlord and commercial surveys in Mackney

If the property is let, the agent or a tenant can let us in, at a time agreed in advance. Surveys run seven days a week, which can make access easier.

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Let us know about it as you book and we’ll plan the survey around it.

Flat and commercial roofs around Mackney

With Brightwell Manor about 0.5 miles north, Mackney sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

For an older house near a landmark like Church of St Agatha, the flat roofs on later extensions tend to wear out long before the main roof. If you own a rental within reach of Cholsey station, the flat roof over a let home is worth a look before it becomes a tenant complaint. Take a building like Brightwell-Cum-Sotwell Church of England Primary School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.
