North Moreton Flat Roof Survey
Know where you stand with the flat roof before you spend money on it. Flat roof surveys in North Moreton, with photographs and a clear written report.
- Blistering in felt or asphalt
- Outlets choked with leaves and silt
- Loose or cracked edge trims
Honest limits
A survey is a close look at the flat roof, but it can’t do everything. The main limits are:
- The condition of the deck or insulation hidden under the covering
- Whether old sheeting or boards contain asbestos
- Whether the deck or joists are strong enough

Flat roof survey in North Moreton: what you get
Each flat roof is looked at from the safest viewpoints we have: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. Where any area cannot be viewed safely, we say so in the report, so the limits of the survey are clear. Typical surveys look at edge trims that have lifted or split and signs of deflection in the roof deck, across felt flat roofs, GRP fibreglass and mastic asphalt.
In a village or hamlet like North Moreton, flat roofs are usually on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when you book.
It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

Common roof problems in North Moreton
No flat roof covering lasts for ever. Felt roofs often last around 15 to 20 years, EPDM often 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. We can tell you how your roof is doing, whatever its age.
Here are some of the things we see frequently:
- Damaged trims at the roof edge
- Standing water left after rain
- Outlets choked with leaves and silt
- Water getting in at rooflights
The streets around a church like Church of All Saints are often among the oldest in a place, and if your home is one of the older ones nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

How the survey changes by roof type
Mastic asphalt
Without seams, asphalt tends to fail through cracking and at its skirtings. Our report notes crazing, cracks and any likely entry points.
Rooflights and upstands
The joins around rooflights and at upstands are common leak points. We check the seals and the covering around each one.
Flat roofs in North Moreton
West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops. The wider area around North Moreton has a long history of building, with Brightwell Manor about 1.2 miles north-east. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
Landlords with a home close to Didcot Parkway station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies. For site and facilities teams at buildings such as South Moreton Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Your questions about flat roof surveys in North Moreton
Do you cover North Moreton?
We do. The survey and report are the same in North Moreton as anywhere else, and visits run on weekdays and weekends.
Is North Moreton within the area you cover?
Yes, North Moreton is covered. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Can you give me structural calculations?
No. We note visible signs like sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
Do you check flat roofs for asbestos?
We do not test for asbestos. If we see materials that could contain it, such as cement sheets on a building from before 2000, we flag them and recommend a specialist asbestos surveyor.
Do you survey commercial flat roofs?
Yes. Offices, units, shops and blocks of flats are all part of our work. We quote bigger roofs on their size and how they’re reached, so please ring 07833 053749 or email us with the details.
Can you survey in bad weather?
It can, depending on the survey. Drones can’t fly safely in high wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather is not right.
How long does the survey take?
It typically takes between one and two hours for most houses, rising to roughly 3–4 hours on a commercial building. You will then get the report by email, on the timescale of your package.
What happens on the day
The aim of the visit is simple: to see as much of the flat roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It usually takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. Older roofs in small places like North Moreton can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.
- You let us know about the roof, its covering if you know it, and any leaks.
- We view the roof from the ground, from windows and from the roof where it’s safe to do so.
- Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
- Where there is safe access, we look at the ceilings and spaces below for signs of water.
- The findings are written up with photographs and recommendations and emailed to you.
Before we arrive
- Keep pets in another room
- For a flat or shared roof, check access with the building owner or managing agent

Advice
Should I look at the roof myself first?
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.
